In this press release, Airbnb outlined some really critical data points. </span></p>
<h2><b>What Does the Press Release Show?</b></h2>
<p><span style="font-weight: 400;">The release touched on how the platform coping with the geopolitical environment over the last three months, as well as information on the total number of nights booked, the revenue across the company, the growth percentage, and more. It also shows the most popular destinations for Airbnb rental over the last quarter. While the actual names of the markets may not assist you much if your listing isn’t located in these specific places but the list may give you an idea of themes. For example, the cities could all be coastal, which will speak to what Airbnb users are looking for in their rentals. </span></p>
<p><span style="font-weight: 400;">But how can everyday hosts use this information in the daily management of their properties? </span></p>
<p><span style="font-weight: 400;">If you’ve had a slow couple of months, this release may help you understand why. If your bookings have inexplicably surged, the same can apply – this will help you understand why. Generally speaking, tourism trends usually run in cycles. And when bookings for beach vacations surge in one area, it’s safe to bet that they’ll surge everywhere, especially in summer. You can track these annual trends by the season as well. </span></p>

<h2><b>What Does the Airbnb News Release Say?</b></h2>
<p><a href="https://news.airbnb.com/airbnb-third-quarter-2022-financial-results/"><span style="font-weight: 400;">Brian Chesky</span></a><span style="font-weight: 400;">, CEO of Airbnb, said “The third quarter of 2022 demonstrates we continue to drive growth and profitability at scale. Guest demand on Airbnb remains strong, our Host community continues to grow, and this was our most profitable quarter ever.”</span></p>
<p><span style="font-weight: 400;">Quarter Three of 2022 was the biggest and most profitable quarter in Airbnb&#8217;s history. This equates to nearly 100 million nights and experiences booked in the space of just three months. This total was up 25% from the same period last year. Airbnb revenue grew 29% from quarter three in 2021 to a total of $2.9 billion in 2022. </span></p>
<p><span style="font-weight: 400;">Net income for quarter three in 2022 was $1.2 billion, representing the biggest net income figure in the company&#8217;s history. According to the release directly, “Net income improved by $380 million compared to Q3 2021 primarily due to our revenue growth and expense discipline. In Q3 2022, we delivered a net income margin of 42%, up from 37% in Q3 2021, and $1.6 billion of net income in the last twelve months.” </span></p>
<h2><b>Has There Been Any Growth in the Number of Hosts on Airbnb?</b></h2>
<p><span style="font-weight: 400;">Well, interestingly, there has indeed been growth and a good few changes in the </span><a href="https://www.matthewwoodward.co.uk/work/airbnb-statistics/"><span style="font-weight: 400;">Airbnb host network</span></a><span style="font-weight: 400;">. This is what the press release said “Our strong supply growth during the quarter was driven by several factors. First, demand drives supply. In Q3 2022, we saw total urban supply accelerate from a year ago as guests return to cities. Second, since our founding in 2008, Hosts have turned to Airbnb as a form of supplemental income, and to date, have earned more than $180 billion. Third, we believe our product improvements—including the new Host onboarding flow, AirCover for Hosts, and Ask a Superhost—are working. But we’ve just scratched the surface in growing our Host community.” </span></p>
<p><span style="font-weight: 400;">Airbnb also announced that they’re making the journey to becoming a host even easier – and the announcement is coming on November 16th! </span></p>

<p>Airbnb announced at the end of September 2021 that they were starting to try some new ways to display <a href="https://www.dpgo.com/go/weekend-seasonality-airbnb-pricing/" target="_blank" rel="noreferrer noopener">pricing</a>. Catherine Powell, Airbnb’s Global Head of Hosting, recently assembled a team to conduct a thorough review of the platform. Airbnb tasked Powell with ascertaining ways to improve customer and host experience. These pricing changes are just one of the improvements that Powell has spearheaded.</p>



<p>From 1 October, users in specific areas will see changes in how their pricing is displayed. Guest usually see the basic <a href="https://www.dpgo.com/go/base-price/" target="_blank" rel="noreferrer noopener">nightly rate</a> displayed on the main Search page. Now, potential guests will be shown a nightly rate for the exact dates displayed, including all the <a href="https://thepointsguy.com/guide/understand-airbnb-fees/" target="_blank" rel="noopener">fees and taxes</a>. </p>



<p>Now, this isn’t true for all areas. Airbnb has decided to <a href="https://www.phocuswire.com/after-transparency-shift-in-europe-airbnb-tests-new-display-globally" target="_blank" rel="noopener">trial different pricing displays</a> in different areas, so some hosts will see different displays. Here is the explanation from Airbnb itself:</p>



<p>“​​We designed the existing system to break out the different fees and taxes so that guests fully understand the potential charges prior to making the payment. Over the last year, we have seen a <a href="https://theconversation.com/post-pandemic-travel-the-trends-well-see-when-the-world-opens-up-again-153401" target="_blank" rel="noopener">significant travel rebound</a> on Airbnb and believe the service is working well for users. But we are committed to constantly innovating to improve our product experience and want to understand if there is a way to display prices that provides an even better user experience.”</p>

As the short-term rental market continues to recover from the decimation of the <a href="https://en.wikipedia.org/wiki/COVID-19_pandemic" target="_blank" rel="noopener">COVID pandemic</a>, we were left wondering what this would mean for upcoming <a href="https://www.airbnb.com/" target="_blank" rel="noreferrer noopener">Airbnb</a> bookings and hosts’ occupancy rates. </p>



<h2><strong>What Do These Restrictions Mean?</strong></h2>



<p>In essence, the government has opted to further extend the ban on the entry of tourists from select international destinations. Having recently opened the borders to tourists from Canada, the government did give us hope that there was light at the end of the tunnel. </p>



<p>The United Kingdom <a href="https://www.bbc.com/news/uk-57999362" target="_blank" rel="noopener">recently opened its border</a> to double-jabbed American tourists, as did the European Union, but President Biden has opted not to reciprocate in the gesture. </p>



<p>So, for the foreseeable future at least, international tourists booking Airbnb properties in the US is not possible, so revenue will have to come from domestic sources instead.</p>



<h2><strong>What Can I Do to Boost My Booking Rate?</strong></h2>



<p>There are a few things you can do to appeal to guests who are looking to make a booking. </p>



<p>You can make use of dynamic pricing to ensure that your prices are as competitive and attractive as possible. <h2>What About Discounts?</h2>



<p>It may sound strange, but offering discounts is also another great way to attract bookings. This does not necessarily mean lowering your nightly price. There are two ways that you can offer a discount. You can either discount the entire stay by a percentage if the guest meets a certain length of stay. You can instead opt to discount just the additional nights. So if a guest books six nights, you offer them the 7th night at 50% off instead of offering 10% off the entire stay. It depends on your bottom line and which is the more profitable option. <h2><strong>How Exactly Can Dynamic Pricing Help?</strong></h2>



<p>It’ll probably help to put the idea of dynamic pricing into a real scenario. We asked a DPGO user, Allan from Alburquerque, if we could share the feedback that he gave us recently. We hope this will help illustrate how dynamic pricing can assist in <a href="https://www.dpgo.com/go/how-to-get-more-airbnb-bookings-with-better-pricing/" target="_blank" rel="noreferrer noopener">boosting business success</a>. </p>



<p>Allan joined DPGO at the start of October 2020. Now, almost a year later, he has experienced the benefits of DPGO through both on- and off-peak seasons. His occupancy rate in September 2020 was just 46%, which was roughly 20% lower than the market average. Clearly, Allan was doing something wrong. In late October 2020, authorities in Alburquerque adopted O-20-30 in an effort to regulate short-term rentals. Known as the ‘Short Term Rental Ordinance’, this bill introduced permits to conduct short-term rentals in the city. The cost of that permit was set at $120 for the initial application and $90 for renewals thereafter. </p>



<p>This new regulation categorized short-term rentals as “a rental in a dwelling unit of 29 days or less”. We spoke to Allan about his minimum night stay requirement, after he asked us whether it would be more or less profitable for him to increase his requirements so he did not fall under the 29-day bracket. Our market data showed that, by far, the most popular booking duration was 1-2 nights. So we advised that he applied for his permit and continued as he had been, except with dynamic pricing.<br /><br />Now, 11 months later, the average occupancy rate for Airbnb properties in Albuquerque is 67%. Allan is sitting pretty at a cool 83%. He has added discounts for longer stays, opted for our ‘More Conservative’ pricing strategy, and enabled <a href="https://www.dpgo.com/go/gap-night-stay-technology/" target="_blank" rel="noreferrer noopener">‘Gap Night Stay’ technology</a> to allow our pricing engine to find bookings for gaps in his calendar.</p>

<p>The vacation rental market is a volatile place. Details <a href="https://www.airbnb.com/" target="_blank" rel="noreferrer noopener">Airbnb</a> data insights show that markets can change drastically every week. One week a market is booming, the next hosts are pulling their listings – it just all depends on the market environment and the <a href="https://www.dpgo.com/go/vacation-rental-pricing-strategy/" target="_blank" rel="noreferrer noopener">popularity of that particular period</a>. </p>



<p>With the United States’ international borders remaining mostly closed to the world, the local short-term rental market will have to continue to exist on business from local travelers. The American and Canadian short-term rental market is also aided by the fact that travel between the two countries is open!</p>



<p>In light of this, we wanted to take a look at the <a href="https://www.thezebra.com/resources/home/airbnb-statistics/" target="_blank" rel="noopener">biggest market shifts</a> over the last two weeks. Primarily, we noticed that most changes are in the number of listing on the market. We made sure to check the <a href="https://www.dpgo.com/go/airbnb-host-tips-seasonal-bookings/" target="_blank" rel="noreferrer noopener">occupancy rates</a> in the areas concerned, just to help you make a bit more sense of these numbers!</p>

<h2><strong>Biggest Total Airbnb Listing Change 2021 (Week 30-31 2021)</strong></h2>



<h2><strong>10. </strong><a href="https://www.dpgo.com/markets/us_ca_el_dorado/" target="_blank" rel="noreferrer noopener"><strong>El Dorado, California</strong></a></h2>



<p>In the space of just one week, <a href="https://en.wikipedia.org/wiki/El_Dorado,_California" target="_blank" rel="noopener">El Dorado, California</a> went from 1,129 properties listed on Airbnb in Week 30. In Week 31, El Dorado California had 1,604 properties listed on Airbnb. That’s an increase of 42%. The occupancy rate in the area is currently sitting at 58%. The area sees most of its bookings on a Friday and a Saturday, with the market boasting a majority two-night minimum stay requirement. El Dorado has an average daily rate of $381.</p>



<h2><strong>9. </strong><a href="https://www.dpgo.com/markets/us_nc_brunswick/" target="_blank" rel="noreferrer noopener"><strong>Brunswick, North Carolina</strong></a></h2>



<p>At the start of Week 30, Brunswick had 797 active listings, according to our Airbnb data. At the end of Week 31, that number of active Airbnb listings had increased to 1,134. That’s an increase of 42%. The occupancy rate in the Brunswick area is currently sitting at 66%. The area sees the majority of b bookings from Thursday to Saturday, with Tuesday being the least popular day. A majority of 38% of active listings in the area have set a 3-night minimum stay requirement. The average daily rate in Brunswick is $203.</p>



<h2><strong>8. </strong><a href="https://www.dpgo.com/markets/us_ca_placer/" target="_blank" rel="noreferrer noopener"><strong>Placer, California</strong></a></h2>



<p>From Week 30 to Week 31, Placer, California saw a listing increase of 43%. That corresponds to an increase from 1,717 to 2,499 in just 13 days. The majority of listings have opted for a two-night minimum (49%). The occupancy rate in the Placer market is 53%. The most popular days in this market are Friday and Saturday. The average daily rate in Placer is $393.</p>



<h2><strong>7. </strong><a href="https://www.dpgo.com/markets/us_ca_san_luis_obispo/" target="_blank" rel="noreferrer noopener"><strong>San Luis Obispo, California</strong></a></h2>



<p>The average occupancy rate in <a href="https://www.latimes.com/california/story/2022-05-31/cal-poly-san-luis-obispo-reinstates-indoor-mask-mandate" target="_blank" rel="noopener">San Luis Obispo, California</a> is 62% and the average daily rate is $280. In Week 30, the market had a total of 1,367 active listings, according to our Airbnb data. In Week 31, that number had increased by 43% to 1,959 total listings. A majority of 48% of hosts in the area have set their minimum stay requirement at 2 nights minimum. Once again, Friday and Saturday nights are the most popular nights in this market, which continues the weekend getaway trend!</p>

<p>Santa Clara saw a total Airbnb listing increase of 46%, from 1,121 in Week 30 to 1,633 in Week 31. The average daily rate in Santa Clara is $117 and the average occupancy rate is 51%. The most popular days are Wednesday, Friday and Saturday. In this market, 28% of hosts have set a minimum night stay requirement of one night, and 21% of hosts have opted for a two-night minimum stay, and another 21% of hosts have set a 30-day minimum stay requirement.</p>



<h2><strong>5. </strong><a href="https://www.dpgo.com/markets/us_ca_los_angeles/" target="_blank" rel="noreferrer noopener"><strong>Los Angeles, California</strong></a></h2>



<p>In Week 30, Los Angeles had 4,687. At the end of Week 31, Los Angeles had 6,954 active listings. This represents an increase of 48%. The average occupancy rate in the market is 53% and the average daily rate is slightly lower than you might expect at $161. A majority of 47% of hosts have opted to set their minimum stay requirements at 30+ days. The most popular days are Wednesday through Saturday.</p>



<p><strong><em>Wow, this is a California-heavy list!</em></strong></p>



<h2><strong>4. </strong><a href="https://www.dpgo.com/markets/us_ca_san_bernardino/" target="_blank" rel="noreferrer noopener"><strong>San Bernadino, California</strong></a></h2>



<p>San Bernardino hosts enjoy an average occupancy of 36%, which is relatively low, but their average daily rate is $224. In Week 30, the active Airbnb listing total in San Bernardino stood at 4,879 and that rocketed by 50% to 7,304 at the end of Week 31! The most popular day is Saturday. Most hosts in San Bernadino, 59% to be exact, have opted to set their minimum stay requirement at a two-night minimum.</p>



<h2><strong>3. </strong><a href="https://www.dpgo.com/markets/us_ca_san_diego/" target="_blank" rel="noreferrer noopener"><strong>San Diego, California</strong></a></h2>



<p>In Week 30, San Diego had 5,465 active Airbnb listings. In Week 31, San Diego had 8,293 listings. This represents a 52% shift in just 13 days! The average daily rate is $225 and the average occupancy rate is 62%. The most popular days in this market are Friday and Saturday. Minimum stay requirements of one, two, and three nights are most popular with 20%, 29%, and 24%.</p>

<p>Riverside, California saw a change of a total listing count from 4,388 to 6,689. That’s an increase of 52%! The most popular minimum night stay requirement in Riverside is two nights. The average daily rate is $276 and the average occupancy rate is 39%. The most popular nights in Riverside are Friday and Saturday.</p>



<p><strong><em>And coming in at number one is… (it’s not in California!).</em></strong></p>



<h2><strong>1. </strong><a href="https://www.dpgo.com/markets/us_nv_clark/" target="_blank" rel="noreferrer noopener"><strong>Clark, Nevada</strong></a></h2>



<p>Well, I bet you thought it would be a Californian city! Well, Nevada pulled a sneaky one! <a href="https://www.clarkcountynv.gov/" target="_blank" rel="noopener">Clark, Nevada</a> had a Week 30 total of 3,058. Then in Week 31, that number went up by 56% to 4,783. The average occupancy rate in the area is 50% and the average daily rate is $178. The most popular days are Friday and Saturday, and most hosts have opted for a two-night minimum stay (33%). </p>

<p>The total number of Airbnb properties in three <a href="https://www.lonelyplanet.com/articles/trending-us-destinations-airbnb" target="_blank" rel="noopener">major tourist areas</a> in Hawaii has increased by over 100% in the last week! From March 29 to April 4, 2021, <a href="https://www.gohawaii.com/islands/maui" target="_blank" rel="noopener">Maui</a> had a total Airbnb room/unit count of 2,763. Honolulu had 1,563, and <a href="https://www.gohawaii.com/islands/kauai" target="_blank" rel="noopener">Kauai</a> had 1,247. Then, our deep learning algorithm picked up a substantial surge in listings in these three areas. Maui jumped to a total of 6,121, Honolulu jumped to 3,547 and Kauai increased to 2,446. In percentages, Maui increased by 122%, Honolulu by 127%, and Kauai by 96%.</p>

<p>According to <a href="https://travelnoire.com/airbnb-in-hawaii-short-term-rentals-will-no-longer-be-allowed-in-oahu" target="_blank" rel="noopener">Travel Noire</a>, &#8220;Visitors who are looking for an Airbnb in Hawaii may have some problems in the near future. Oahu, Hawaii’s most visited island, has just passed a law that will require a minimum stay of 90 days (about 3 months) in short-term rental contracts. These are terms of accommodation negotiated on platforms such as Airbnb, among others.&#8221; </p>
<p>Airbnb started a large-scale marketing campaign at the start of 2021 to expand its host network in time for <a href="https://www.dpgo.com/go/airbnb-host-tips-seasonal-bookings/" target="_blank" rel="noreferrer noopener">Summer</a>. This started with the disbanding of the Airbnb <a href="https://www.dpgo.com/go/airbnb-ends-associate-program/" target="_blank" rel="noreferrer noopener">Associates Program</a> and has slowly increased in success.</p>

<p><a href="https://www.airbnb.com/" target="_blank" rel="noreferrer noopener">Airbnb</a> became the successful company it is today by innovating, and its Associate program is no exception. They carved their way into the short-term rental industry and kickstarted a tourism movement. We all form part of that movement and earlier this week, Airbnb revealed some shocking news. <br /><br />As of 31 March 2021, <a href="https://www.airbnb.com/associates" target="_blank" rel="noreferrer noopener">Airbnb’s Associate program</a> will draw to a sad close. Airbnb stopped accepting new Associates a few weeks ago. But they only notified travel bloggers and the like that their affiliate program was closing <a href="https://www.cnbc.com/2021/03/01/airbnb-ends-affiliate-program-as-it-ramps-up-host-recruitment-campaign.html" target="_blank" rel="noopener">earlier this week.</a></p>

<h2><strong>What Was the Associate Program?</strong></h2>



<p>Airbnb launched the Associate program in May of 2020. The Associate program, which is often seen as a measure taken by Airbnb to boost pandemic bookings, saw travel bloggers and influencers get paid a percentage of guest and host fees. This was in exchange for endorsed advertising on their websites and social media pages.</p>



<h2><strong>Why Did It Help?</strong></h2>



<p>Airbnb wanted to harness the power of wanderlust and evocative social media images to inspire people to travel. They wanted to encourage people to support the short-term rental market in a troubling economic time. </p>



<p>Airbnb has made no formal announcements about the success of the program, but its decision to end it means that bloggers and travel influencers can no longer share in the profits of Airbnb hosts. Some in the industry have speculated that the <a href="https://www.passiveincomesuperstars.com/airbnb-associates-affiliate-program/" target="_blank" rel="noopener">Associate program</a> was disbanded now Airbnb booking rates have increased significantly. Others allege that this Airbnb decision has more to do with the relaxing of travel bans than the roaring success of the program. </p>

<h2><strong>What Next for Airbnb?</strong></h2>



<p>The closing of the Associate program means that Airbnb is redirecting its business efforts. The start of 2021 saw Airbnb refocus its energy on expanding the host network. Their marketing drive to recruit more hosts will run for the first six months of 2021, in an attempt to drum up higher occupancy rates for the Summer season.</p>



<p>According to our data, this marketing campaign may already be having its desired effect. Montgomery county in Kansas saw an increase in the number of listings by 10% in just one week! </p>



<p>On the other hand, our data reveals that a few US counties sadly dropped their total listing count last week. To name just a few, these include Volusia (<a href="https://www.dpgo.com/go/sarasota-highest-occupancy-february/" target="_blank" rel="noreferrer noopener">Florida</a>), Archuleta (Colorado), Horry (South Carolina), Orange (California), and Allegheny (Pennsylvania). These counties have lost between 16% and 24% of their total number of listings. </p>



<p>Whether Airbnb’s marketing drive to increase its host network will work or not remains to be seen, but one thing is clear: growth is Airbnb’s new 2021 focus!</p>

<p>In a report published by <a href="https://www.airbnb.com/" target="_blank" rel="noreferrer noopener">Airbnb</a> on February 17, 2021, the short-term rental platform claimed that hosts that have registered on Airbnb since the start of the pandemic have earned $1 billion in total. This earning total applies to new Airbnb hosts with one property listing.</p>



<p>Aside from being a momentous achievement, it also highlights that the STR market is surviving the global pandemic. In fact, during the festive period of 2020, <a href="https://www.bloomberg.com/news/articles/2020-12-11/one-billion-unsold-hotel-rooms-define-lodging-s-terrible-year" target="_blank" rel="noopener">Bloomberg</a> reported something shocking. The US apparently was on track to reach 1 billion unsold hotel rooms. We did a report on the top 10 STR markets during that same period. <p>Once travel bans were lifted, people started searching for safe spaces. They wanted to escape their normal lives and still feel bio-safe. Airbnb rentals became the locations of choice. The numbers don&#8217;t lie. Single-property hosts who accepted their first bookings after the outbreak of the pandemic have earned a total of more than $1 billion. In less than a year, new hosts alone have drummed up $1 billion worth of business. That is momentous news for all STR stakeholders.</p>

<h2>Airbnb Report Insights</h2>



<p>When the pandemic first appeared on the radar, many were afraid that the STR market would be left in ruin. In a message from <a href="https://twitter.com/bchesky" target="_blank" rel="noopener">Airbnb CEO Brian Chesky</a> on May 5, 2020, he confirmed that Airbnb was reducing the size of its workforce by 25%. This news sent shockwaves across the market.</p>



<p>But, one year later, there is light at the end of the tunnel. There&#8217;s no disputing that travel will look very different when the smoke from the pandemic clears. The new task for Airbnb hosts is figuring out how to run a successful Airbnb business in an economically uncertain landscape.</p>
