DPGO

The platform offers dynamic competitor analysis, in-depth market analytics, and more all included in one subscription plan. As a DPGO user, you can choose between two pricing plans: 0.5% of a booking’s value or $1 per booked night.

This figure does not change based on the number of listings that you optimize through DPGO, even if you manage over 100 properties. 

Beyond Pricing

It is the most expensive market option, but they do not offer the best features. Beyond’s pricing model is set at 1% of a booking’s value. Beyond’s 1% pricing scheme includes market and competitor analysis.

How Do They Compare?

DPGO and Beyond offer very similar services, but there are a few differences. 

Firstly, we display our listing analytics in our Performance Dashboard, and the data we display is specifically relevant to your property listing. This makes our design more visual and a much better way to display data. Beyond Pricing displays its listing analytics in the Portfolio section and there is no particular emphasis on your listing specifically. 

DPGO offers four predefined strategies as well as the option to build your own. Beyond does not offer predefined strategies but does offer its users the option to create their own.

Let’s jump straight into the Airbnb vs Vrbo discussion…

Airbnb vs Vrbo Overview

Generally speaking, Airbnb and Vrbo both offer very similar services. They both focus on vacation rentals and they both charge hosts and guests for every transaction. 

Listing your property is free on both platforms, but the charges do vary between the two and depending on whether you’re a guest or a host. 

Vrbo boasts over two million properties in 190 countries across the globe. Airbnb boasts over 7 million listings spread across 220 countries. At last count, Airbnb had over 150 million guest users. Vrbo doesn’t release user statistics, but the company has said that “Vrbo users created 15.7 million Trip Boards this past spring and summer”. This does not mean all 15.7 million Trip Board were converted into actual bookings, but it does give insights into their general use numbers. 

Most see Vrbo as more of a ‘whole host’ rental site, whereas Airbnb is viewed as a platform that caters to all travelers’ needs. Vrbo does not rent shared room listings, they are more common on Airbnb. 

Airbnb offers Guest Experiences on its platform. These include cooking classes, tours, horse riding, fishing, and so on. Airbnb Experiences were celebrated by hosts on the platform as it allows them to make money in some form even when their property does not get rented. Vrbo does not offer any sort of guest experience option.  

Airbnb vs Vrbo Charges

In terms of charges, Airbnb and Vrbo have pretty different approaches. 

Vrbo offers hosts two payment options: Subscription or Pay-Per-Booking. The Subscription option sees hosts need to pay $499 upfront for the year. For the Pay-Per-Booking option, the amount you pay depends on the value of your confirmed bookings as it works on a percentage scale. 

Host fees on Vrbo start at 8% with 5% of this as a service fee and the other 3% is a payment processing fee. Guest fees on Vrbo range between 6% and 12% as a booking fee. 

Airbnb also offers two payment structures, but the choice of which payment structure is not always up to the host to decide. Depending on where your listing is located, Airbnb either splits the fee between host and guest, or it places all the charges on the host. You can learn more about host-only fee structures here. 

In the former option, hosts pay between 3% and 5% as a service fee, and guests pay anywhere up to 14.2% as a service fee. The host service fee is a percentage of the total price, which includes cleaning fees and extra guest charges.

Cancellation Policies

Both companies offer a range of cancellation policies. Vrbo offers five cancellation policies and Airbnb offers six cancellation policies. 

Vrbo cancellation policies are as follows:

1. No Refund – This means Vrbo hosts do not have to give a refund ever, for any reason. 
2. Strict – Full refund if guests cancel 60 days before the start of the booked stay. No refund if they cancel later. 
3. Firm – Full refund if guests cancel 60 days before the start of the booked stay. 50% refund if they cancel 30 days before the start of the booked stay. 
4. Moderate – Booking canceled 30 days before the start of the booked stay will get a full refund. Bookings canceled within 14 days of check0in get a 50% refund. 
5. Relaxed – Bookings canceled at least 14 days before check-in will get a full refund. Bookings canceled at least 7 days before check-in will receive a 50% refund.

Airbnb cancellation policies are as follows: 

1. Flexible – Full refund if a guest cancels at least 24 hours before check-in. 
2. Moderate – Full refund if a guest cancels at least 5 days before check-in.
3. Strict – The Strict policy means that guests can cancel up to 48 hours after making the booking, provided that the date of check-in is not within 14 days. To qualify for a 50% discount, guests need to cancel 7 full days before the local check-in time. If the guest cancels within 7 days of check-in, no refund will be granted.
4. Long-Term – Fully refundable for 48 hours after booking confirmation, provided that the cancellation occurs at least 28 days before check-in. If the guest cancels within 28 days of check-in, the first month of the booking and the booking fee are both non-refundable. 
5. Super Strict 30 Days – For a 50% refund, guests must cancel a minimum of 30 full days before check-in. If a guest cancels at any point within 30 days before check-in, the booked nights will not be refunded.
6. Super Strict 60 Days – For a 50% refund, guests must cancel no less than 60 days before check-in. When a guest cancels within 60 days of the scheduled local check-in time, the booked nights will not be refunded.

Reviews

Vrbo gives its hosts and users up to one year to submit their reviews. However, once one party submits their review, the other party has just 14 days to submit theirs. Interestingly, Vrbo does not publicly display traveler ratings. Listing ratings are displayed as usual. 

Airbnb offers guests and hosts 14 days after check-out to write a review. Airbnb will only publish the reviews once both parties have submitted, or if that 14 day period has elapsed.

Which Platform Will Earn Me More Money?

More About Airbnb Smart Pricing

Airbnb Smart Pricing differs from other dynamic pricing engines in that it doesn’t give you the same accessibility. But, also unlike other pricing engines, Airbnb Smart Pricing is free. 

Airbnb Smart pricing is a very simplistic dynamic pricing engine in that it does what it says, but no more. Most dynamic pricing engines on the market include other aspects like competitor analysis, listing health analytics, and market trend forecasting. 

It does offer automation, which is important. It also offers price forecasting, but the analysis is based on changes in the pricing of your competitors who have listings that match yours. They base this on property type, amenities, location, and “other factors”, according to Airbnb’s Help Centre. 

Similar to DPGO, Airbnb Smart Pricing gives you the opportunity to personalize your pricing settings and develop a pricing strategy that suits you. However, the pricing settings that DPGO offer are more extensive, so you have greater control over your pricing. 

Airbnb Smart Pricing draws their pricing recommendations from the pricing of similar listings in your area, and nothing else. They don’t examine greater regional trends across property types, international trends, news stories, exchange rates, and locations. 

Service Pricing Comparison

DPGO offers dynamic pricing, automatic, competitor analysis, in-depth market analytics, and more all included in one subscription plan. As a DPGO user, you can choose between two pricing plans: 0.5% of a booking’s value or $1 per booked night. This figure does not change based on the number of listings that you optimize through DPGO, even if you manage over 100. 

Airbnb Smart Pricing is free for all Airbnb hosts, except those in Spain. While you do not pay for the services of Smart pricing, Airbnb does charge a Service Fee on every booking whether you use it or not.

How Do They Compare?

Call us biased, but for the majority of Airbnb hosts, we’d allege that our offering is slightly more alluring, simply because of the amount of data that we analyze. While Smart Pricing is run by the platform itself, that doesn’t necessarily mean it offers better insights. We did a lot of research before we opened for business and more than a few hosts who had tried Airbnb Smart Pricing complained that the service simply bottomed out their pricing. Smart Pricing encourages hosts to stipulate a minimum and a maximum price, so this should protect hosts from having to honor bookings for rock bottom pricing. 

DPGO offers users more control and pricing recommendations created from more in-depth data insights. The choice between DPGO and Airbnb Smart Pricing really comes down to whether you want to pay for the service, and how serious you are about optimizing your pricing. Wheelhouse also offers dynamic pricing, a free market insight tool, and much of the same capabilities. 

The Wheelhouse software forecasts prices for 18-months in advance for PRO users only, whereas DPGO forecasts for 12-months for all users. We both offer special pricing rules for dates far in advance, and price reductions for dates that are fast approaching. 

Wheelhouse also offers dynamic pricing, market intel and comp set intel. Each of these is then broken down into smaller sections, and they can be viewed on their website. 

Service Pricing Comparison

DPGO offers a selection of market data for free, which is available to everyone via the Markets page. DPGO users are given a choice of pricing plans. They can opt to pay 0.5% of a booking’s value or $1 per booked night. This figure does not change based on the number of listings that you optimize through DPGO, even if you manage over 100. 

Wheelhouse also offers two pricing options. Users can choose between 1% of listing revenue (per month) or a straight cost of $19.99 per listing per month. This price decreases as the number of listings on your account increases. For between 10 and 49 listings, you’ll be billed $16.99 per listing and for between 50 and 100 listings, you’ll pay $13.99 per listing per month. For portfolios that number over 100, potential customers need to contact Wheelhouse for more personalized discussions.

How Do They Compare?

Like most dynamic pricing tools, the intricacies of their pricing software differ drastically. But as a consumer, that doesn’t matter much provided that you get the insights that you need. 

DPGO offers a free 30-day trial. Wheelhouse does not. Both offer free market insights without needing to sign up, but DPGO offers more in-depth data.

About AirDNA

AirDNA offers data predominantly. AirDNA customers can purchase data on a specific target location and use said data to optimize their pricing and their general listing details themselves. 

This differs from DPGO’s offerings in several ways. AirDNA is a data service. You request the data, pay for it, and they deliver it to you. Their service is the collection and display of short-term rental data. You will have to do the optimizing yourself as these data insights are not accompanied by any automated functionality in regards to pricing. They do offer pricing suggestions, but they require manual updating on your vacation rental calendars. 

AirDNA collects its data on a monthly basis. With it, a report is created and that data is sent to their customers and displayed as ‘average’ figures. This data is then translated into dynamic pricing suggestions, but they are not based on reactive data. We also display average figures, but ours change on a daily basis.

Price Forecasting Comparison

DPGO offers price forecasting 52-weeks in advance. You can also set special pricing rules for dates far in advance in order to protect their financial interests. This amounts to 365 days of price forecasting, throughout your peak and off-peak seasons.

AirDNA is a data service only, and so they do not offer price forecasting. Their data can only show you historical pricing.

How Do DPGO & AirDNA Compare?

AirDNA and DPGO offer similar services, but they differ in substantial ways. While we both collect large amounts of STR data, how we use that data is very different. 

AirDNA offers access to data that you would not be able to collect on your own. You are then tasked with using this data to your advantage. DPGO also offers you access to STR data but combines that service with an automation and pricing optimization service. This means that you do not have to interpret the data and that we do it for you. We also automatically update your prices on a daily basis to ensure that you are kept competitive 24/7/365. 

DPGO offers free market data via Markets, which will show you a range of values like average daily rate, average occupancy rate, market supply, and more. AirDNA also has a functionality similar to this, but you have to register with them to access it.
