Here are the three most important steps to prepare:

1. Dive Deeper into the Airbnb Platform’s Secrets

Before jumping into the role of an Airbnb co-host, make sure you know the platform back to front. As a co-host or a primary host, you’ll manage various aspects from calendar scheduling to liaising with Airbnb support and initiating promotions.

Becoming an experienced co-host means mastering these elements to support the business effectively and enhance the listing owner’s success. Airbnb offers a comprehensive online guide to help navigate the platform. There are guides on just about every aspect of running an Airbnb including all the latest hosting guidelines.

Another great resource is Airbnb forums where hosts and guests share their experiences. Reading through posts can offer insight into problem-solving and learning how to deal with certain situations. Participating in these discussions can prepare you for a review of your hosting practices, ensuring you meet the expectations and responsibilities of your role in the Airbnb business.

2. Craft Your Airbnb Co-Host Resume

Crafting a resume is essential when applying for a job, including the role of an Airbnb co-host. Demonstrate to property owners or the listing owner that you possess the requisite skills and experience to manage their space effectively and uphold the hosting responsibilities.

Utilize free, customizable resume templates available on various websites to showcase your abilities. To help you decide which to use, Cnet.com has ranked the best for you. For instance, if you have previously worked as an Airbnb co-host, detail the specific tasks you handled, emphasizing your ability to support hosts, and include a link to the listing you managed.

For those new to hosting, gaining experience is key. Consider partnering with experienced co-hosts or your family member who manages listings, or even a trusted friend who is knowledgeable about Airbnb. Offering to assist in running their Airbnb spaces can provide hands-on experience.

Such proactive steps not only enhance your understanding of hosting but also demonstrate to potential employers your dedication to learning and managing Airbnb listings effectively.

3. Create an Airbnb Co-Host Account

Airbnb has a feature allowing the addition of a co-host to listings, streamlining the hosting process. This co-host services platform enables property owners to give calendar access, inbox access, and full management permissions to their chosen Airbnb co-host.

To begin, the listing owner must initiate an invite through the listing’s settings, selecting ‘Co-Host’ and using the ‘Invite A Friend’ option. Upon accepting the invitation, the new co-host gains access to manage the listing, interact with guests, and oversee bookings.

In other words, you manage the entire process from start to finish from within your own personal Airbnb co-host account, rather than from the owner’s Airbnb account. It is a nifty platform that has significantly improved in recent times.

Other Airbnb co-hosts can join the team, review and update the space’s details, and focus on providing experienced co-host services. They ensure guests’ check-in smoothly and have a memorable stay. Co-hosts have access to essential features like the calendar and inbox. This allows them to manage the space and guest communications effectively.

Discuss Conditions and Payments for Airbnb Co-Hosts

Regarding payment, an agreement between the host and co-host must be established. It may be done through a co-host services platform, bank transfer, PayPal, or other third-party payment apps. Co-host earnings vary based on responsibilities, property location, and agreement terms. Common compensation structures include:

Percentage of Booking: Typically, co-hosts earn 10-20% of the booking fee. For comprehensive management, this can rise to 25% or more.

Fixed Fee: A predetermined amount per booking or month.

Cleaning Fees: Additional compensation for managing cleaning services.Airbnb+1Airbnb Community+1

This setup underscores the community and benefits of shared hosting responsibilities. It makes the co-host an integral part of the Airbnb hosting experience. Clear agreements on payment terms are crucial to ensure transparency.

Challenges to Consider

Co-hosts should be aware of local regulations regarding short-term rentals. It’s advisable to consult with a legal professional to ensure compliance. Additionally, co-host income is taxable and should be reported accordingly. Also consider:

Time Commitment: Managing guest communications and emergencies can be demanding.

Responsibility: Ensuring guest satisfaction and property upkeep requires diligence.

Conflict Resolution: Handling disputes or issues with guests or property owners.

Market Yourself as a Co-Host!

Becoming an Airbnb co-host offers a unique opportunity to engage in the short-term rental market without property ownership. By understanding the role, setting clear agreements, and delivering exceptional service, co-hosts can build a rewarding and profitable venture.

Getting off on a good foot is half the battle with platforms like Airbnb. If you get your listing off the ground well with a flawless Airbnb marketing strategy and secure yourself a few five-star reviews in the first two months of being active, you’ll be well on your way to a successful vacation rental business. Why is a good start for your Airbnb business so important to sustained success in the future?

Firstly, Airbnb likes to promote listings that it thinks are considered to be better. Airbnb decides this search ranking by a secret rating system which we know includes reply rate, whether Instant Book is enabled or not, security deposits, amenities, and more. You’ll also need to develop a varied marketing mix in order to keep your marketing campaigns fresh and attracting attention on the Airbnb website.

Your rental property needs to stay out. Your marketing mix is the best way to differentiate your listing from the rest of the pack. As an online platform, Airbnb is designed to give its users the best experience possible. That means promoting the best rental properties available on their business platform.

What is Airbnb Marketing?

Airbnb’s platform gives preferential treatment to higher-rated properties. It’s part of their promotion strategy to ensure that the Airbnb host who owns the property is using Airbnb SEO and search engine ranking to their advantage, replying to messages quickly, and getting good reviews.

This means that getting a few five-star ratings straight off the bat is critical. If you can secure these reviews, Airbnb will consistently keep you higher in the results from search engines. Combine that with a fast response time, Instant Book, no cancellations, and no complaints, and you should be in for relatively smooth sailing if you use our marketing strategy!

We should probably explain our Airbnb marketing strategy a little before we dive in. This strategy is based on the idea that your first 30 or 40 days should be spent getting as many five-star reviews as possible. Airbnb rewards successful hosts and by getting these early reviews, you’re starting your Airbnb journey on the best foot possible!

Types of Airbnb Marketing

There are at least 15 different ways to build your marketing strategy. The best approach is to apply Airbnb marketing mix and to hit as many types of marketing strategies aspects as you can in one dedicated marketing campaign. Most marketers agree that a content marketing strategy is the most effective marketing tactic.

However, when it comes to your Airbnb listing, you will likely want to vary the type of marketing strategy for your vacation rental business. Airbnb’s marketing mix includes most of the below, including a very strong content marketing strategy.

1. Online Advertising & Digital Marketing

Search Engine Advertising: By targeting specific keywords related to vacation rentals, travel tips, and destination guides, Airbnb ensures that its ads appear to the most relevant audience. Such marketing strategies not only increase visibility but also drive more targeted traffic to Airbnb’s website, enhancing the likelihood of booking conversions.

Social Media Channels Advertising: Promoting Airbnb listings and the brand itself is also a crucial strategy, implemented across various social media platforms including Facebook Business, Instagram, Twitter, and LinkedIn. These platforms offer powerful targeting tools that allow Airbnb to reach potential guests based on their interests, behaviors, and previous interactions with the brand.

Display Advertising: In addition to targeted search and social media advertising, Airbnb employs display advertising to reach potential travelers. These banner ads are placed across a network of websites and apps frequented by likely Airbnb users. Display ads are visually appealing and crafted to capture attention quickly.

2. Content Marketing

Blogging: By creating informative and engaging blog posts about various travel destinations, hosting tips, and guest experiences, Airbnb can educate and inspire its audience. These blog posts not only serve to enhance SEO but also help establish Airbnb as a thought leader in the travel industry.

Video Content: Video content is another vital component of Airbnb’s digital marketing strategies. Airbnb produces a variety of videos, including virtual tours of listings, testimonials from hosts and guests, and features on local attractions and experiences. Videos help to bring the travel experience to life, showcasing the real-world charm of Airbnb’s offerings and the unique opportunities available in different locales.

Infographics: To complement its blogging and video strategies, Airbnb uses infographics to distill complex data into visually appealing, easy-to-understand formats. These might include infographics on travel trends, statistical insights on host earnings, benefits of hosting, or how different amenities affect booking rates.

3. Social Media Marketing

Organic Posting: Airbnb leverages its official social media accounts to engage audiences with compelling content that highlights the unique aspects of Airbnb experiences. Regular posting helps keep the platform top-of-mind for potential guests and maintains an active, vibrant brand presence online.

User-Generated Content: A cornerstone of Airbnb’s marketing strategy is encouraging hosts and guests to share their own stories and images. This user-generated content serves as a powerful tool for viral promotion and enhances the authenticity of the Airbnb brand. Guests and hosts posting their real-life experiences help to organically spread the word about the benefits of Airbnb, creating a ripple effect that draws in a broader audience.

4. Influencer Marketing

Influencer marketing is a key component of Airbnb’s marketing strategy, leveraging the reach and credibility of social media influencers, travel bloggers, and content creators to promote Airbnb listings and experiences. This approach allows Airbnb to tap into the established audiences of these influencers, utilizing their content to showcase unique accommodations and authentic travel experiences offered through the platform.

5. Email Marketing

This approach is about sending targeted emails to subscribers with promotions, travel tips, and personalized recommendations, featuring a mix of promotions, travel tips, and personalized recommendations. This digital marketing strategy allows to maintain ongoing engagement with the guests.

6. Referral Programs

Airbnb’s referral programs are designed to leverage the network effects of its existing user base by incentivizing hosts and guests to bring new users onto the platform. When existing users refer new hosts or guests, they receive benefits such as discounts on future bookings or rewards that can be used towards Airbnb experiences.

7. Public Relations (PR)

Public relations play a crucial role in shaping the public perception of Airbnb. By releasing timely press releases, engaging in interviews, and forming strategic partnerships, Airbnb can effectively communicate key messages, highlight new features, or address any concerns.

8. Partnerships and Alliances

Partnering with travel agencies, airlines, credit card companies, and other relevant businesses to offer exclusive deals. These collaborations often result in exclusive deals that can attract more users to Airbnb by offering bundled travel packages or rewards programs.

9. Local Marketing

Hosting or sponsoring local events and workshops to engage with the local community. Events might include cultural festivals, local hospitality training sessions, or tourism development workshops that align Airbnb’s interests with those of the community, thereby reinforcing its commitment to local economic growth and cultural exchange.

10. Search Engine Optimization (SEO)

Optimizing listings and website content to rank higher in search engine results for relevant keywords. This involves crafting descriptive, keyword-rich titles and descriptions for listings, improving the usability of the website, and ensuring that content is informative and relevant to potential guests’ searches. Better SEO helps to appear more prominently when users search for vacation rentals or travel accommodations, which drives more organic traffic to the site.

11. Paid Promotions

Offering limited-time discounts or special offers to attract potential guests. These promotions might be tied to specific holidays, last-minute deals, or new listing promotions, helping to boost occupancy rates and visibility for new or under-booked properties.

12. Retargeting and Remarketing

Retargeting and remarketing strategies help to reach users who have visited the website or app but did not complete a booking.

13. Mobile App Marketing

Promoting Airbnb’s mobile app through app stores, in-app advertisements, and exclusive mobile-only deals. This mobile-first approach caters to the growing number of users who prefer using smartphones for all their travel planning and booking needs, enhancing user engagement and convenience.

14. Community Engagement

Facilitating online forums and communities where hosts and guests can interact, share tips, and build connections. These platforms help users feel more connected to the Airbnb ecosystem, provide valuable insights and support for new users, and strengthen loyalty to the brand.

15. Data Analytics and Personalization

Utilizing data to understand user behavior and preferences, then tailoring marketing efforts to match individual preferences. By personalizing the user experience, it is possible to increase satisfaction and engagement, driving repeat bookings and positive reviews.

Airbnb Marketing Strategy for Greater Listing Success

1. Complete Your Entire Listing and Host Profile

The first step to a successful Airbnb launch is to ensure that every aspect of both your listing and host profiles is completed. Do not leave a single field empty. Add a profile to your host profile and be sure to add a bio stating why you are such a good host and how excited you are to welcome people into your property!

2. Verify Your Account with a Government-Issued ID

Airbnb rewards trusted hosts and guests. Verify your account to ensure that Airbnb knows you are a real person and if there are any issues, they’ll be able to contact you directly via your verified contact details. You may not think this step is important, but it is very important and we cannot emphasize this enough.

3. List All of Your Amenities

No matter how small, make sure you list everything in your listing on your listing page. And yes, we do mean everything – shampoo, conditioner, dishwashing products, toaster, kettle, coffee maker, and so on.

The more you have, the more there is to appeal to different guests! Once you have your listing off the ground, you can start to specialize your listing to attract your target guests. At the start, however, it’s best to broaden your appeal and try to attract as many bookings as possible.

4. Enable Instant Book

Instant Book is a great invention from Airbnb as it allows things to move faster on the platform. Instead of needing to wait for a host to reply, guests can opt to book a listing that has enabled Instant Book.

This means that if they meet the criteria, they do not need to wait for the host to approve their request. Instead, Airbnb just processes your booking instantly.

5. Utilize the ‘First Three’ Discount

For new listings, Airbnb offers hosts the chance to enable what they call the ‘first three’ discount. This enables the host to allow the first three guests to book their listing and enjoy a discount of 20% on their booking total.

Enabling this discount will push you higher up in Airbnb’s search results. This means more eyes on your listing which is always a good thing.

6. Price Competitively

Pricing is another thing you’ll need to master if you want to successfully launch your new listing. Most of our hosts adopt similar strategies when determining their prices: they use DPGO dynamic pricing. DPGO is designed to find the right price at the right time in the right vacation rental market environment.

If you want to try dynamic pricing, but only once your listing is up and running, then we’d recommend that you search your local area for similar listings and then undercut their prices by 20%.

7. Set Stay Limits and Limit Calendar Opening

For this strategy to work, you’ll need to set stay limits in order to ensure that you can get as many guests into your listing during your 30 or 40-day allocated window. The more guests you can fit in this period, the more reviews you can get and the higher you can rank in Airbnb search results.

Set your minimum stay at 2 nights so you don’t have to deal with one-day bookings. Set your maximum stay to 7 days to ensure that one person doesn’t swoop in and book the entire month for a very discounted price. With this strategy, you’ll be off to a better start than most when initiating your new Airbnb marketing strategy!

Managing an Airbnb listing can be supremely stressful, and honestly, not everyone is cut out for it. Maybe you need an Airbnb co-host! You might have business savvy, but a close friend or business associate of yours might have a fantastic eye for detail. Imagine you’d like to bring them on board as a partner in your Airbnb listing — does Airbnb offer co-hosting capabilities?

Well, yes, they do. In fact, co-hosting on Airbnb is so popular that it’s practically a separate industry all on its own! There are numerous professional co-hosting businesses across the globe, and some are recording very impressive business figures. This arrangement allows listing owners to share hosting responsibilities, making it easier to manage their Airbnb account and support hosts effectively.

Airbnb defines a co-host as “someone the listing owner already knows. Co-hosts are usually family members, neighbors, trusted friends, or someone the host has hired to help with the listing. Hosts and co-hosts agree on who’s responsible for what, how much of the reservation income will go to the co-host, and how the co-host will be reimbursed for expenses.” This arrangement allows listing owners to share hosting responsibilities, making it easier to manage their Airbnb account and support hosts effectively.

What Does an Airbnb Co-Host Do?

Co-hosting on Airbnb involves a partnership where the primary host shares certain hosting responsibilities with a trusted friend, family member, or an experienced co-host. This arrangement is particularly beneficial for property owners who live far from their rental properties and need someone closer to manage the day-to-day operations.

An Airbnb co-host can perform a variety of tasks to ensure smooth property management. These tasks include responding to guest inquiries, managing the Airbnb calendar, updating availability, and handling check-ins and check-outs. Co-hosts may also be responsible for maintenance issues, cleaning the property, and ensuring that the listing is ready for new guests.

Co-hosts have the ability to upload photos to the listing, update house rules, and sometimes, with full access granted by the Airbnb host, they can even adjust pricing and manage bookings. This level of access, however, comes with a few restrictions to safeguard the host’s interests and the integrity of the Airbnb account.

Clear communication and a well-defined co-hosting agreement are crucial in these partnerships. Without these, responsibilities can become unclear, leading to potential guest dissatisfaction — a significant concern on a co host services platform like Airbnb, where reviews critically impact visibility and bookings.

How Does the Airbnb Co-Hosting System Work?

In today’s busy world, primary hosts on Airbnb can streamline their responsibilities by adding a co-host. This process is integrated directly into the Airbnb interface. Hosts simply go to their Listings, select the desired property, and navigate to the ‘Co-Hosts’ section where they can ‘Invite a Friend’.

Up to three co-hosts can be added per listing, but it’s essential that all parties agree to the co-host Terms of Service for seamless collaboration.

What Does the Airbnb Co-Host Terms of Service Say?

The Airbnb Co-Hosting Terms of Service establish a formal framework for the co-hosting arrangement, protecting the interests of both Airbnb and its users. If a listing owner wishes to engage a professional as an Airbnb co-host, they must obtain express permission from Airbnb.

This is a viable option, and several experienced co-host services platforms have achieved significant success recently. The co-hosting model on Airbnb allows property owners to enlist family, friends, or experienced co hosts to help manage their properties.

Co-hosts can handle a variety of tasks such as managing the Airbnb calendar, having inbox access to answer questions from guests, and adjusting the nightly rate. This collaboration enables hosts to maintain multiple properties more efficiently. It also ensures that all guest interactions, from check-in to check-out, are handled promptly.

Unlike traditional property management, this setup allows other hosts within the Airbnb community to provide personalized support, bolstering the Airbnb host’s ability to offer superior guest experiences.

How Can Having an Airbnb Co-Host Help Me?

Generally speaking, if you live within commuting distance from your listing, then having an Airbnb co-host might not make sense for you. Unless of course you work full-time and cannot dedicate the amount of time necessary to manage your property listings accordingly.

If you find yourself in a restrictive position like the above, co-hosting is a way to bring someone you know and trust on board to help and pay them a pre-agreed percentage of your income, calculated per booking. The same goes for hiring a professional co-host.

Airbnb’s terms of service for co-hosting stipulate a few of the possible duties for co-hosts. They include: adjusting calendars and prices, handling guest check-in and check-out, managing guest communications, interacting with Airbnb for claims, and troubleshooting, and more. You can read the Terms of Service here.

What Are Some of the Best Practices for Airbnb Co-Hosts?

Communication is undeniably the most important attribute that any co-host relationship must prioritize. Without communication, no business relationship can flourish and succeed. Be sure to actively communicate and make very clear which duties are the responsibility of which party.

Discuss any limitations that you have identified and look for ways to address them. A co-host is a fresh pair of eyes on the property. Perhaps they will identify issues of which you as the primary host may not have been aware. Reliability and dependability are important factors in any successful co-hosting relationship.

Where Does Dynamic Pricing Come In?

Co-hosting makes the Airbnb hosting process easier than ever. And more efficient, of course. Co-hosts are paid a percentage of the bookings that they manage. Dynamic pricing gets you more money for every booking and that benefits both you and your co-host.

We designed our dynamic pricing tool to find the best possible price for your listing in every market environment. It reads market fluctuations, changes in demand, changes in supply, global travel trends, exchange rates, and more before it creates the optimal price. It then automatically updates your prices every single day.

In the world of vacation rental properties, there are so many terms that you’ll need to get used to using. Property management software, online travel agency, dynamic pricing, return on investment – these are just some of the terms that you’ll come across. And channel manager is a big one!

But what about ‘channel manager’? Is it software? Or is it a person? Perhaps even a company? Or is it such a general term that it can literally mean whatever you want it to mean?

What is a Channel Manager?

Instead of starting with our own definition, let’s first start with a few definitions of a channel manager from other industry stakeholders.

According to Cloudbeds, “A Channel Manager is sophisticated software that allows hoteliers and property managers to update multiple online booking sites automatically every time a change in availability, pricing, or stay restriction occurs. Updates are made in real-time, without human intervention, and are managed from a centralized Channel Management dashboard so you can do everything from a single interface.”

Eviivo states that a “channel manager enables the process of managing online travel agents (OTA’s) and other online distribution channels through which rooms are sold online. A channel manager is a piece of software that connects your property to OTAs and synchronizes availabilities and details across all platforms.

Lastly, according to SiteMinder, “A channel manager is a software tool that will allow your hotel to sell all your rooms on all your connected online booking sites at the same time, including online travel agents and your direct booking channel. A channel management service will automatically update your availability in real-time on all sites when a booking is made when you close a room to sale, or when you want to make bulk changes to your inventory.”

So, after reading all of this, how would we define ‘channel manager’? Well, the DPGO definition is as follows:

A channel manager is a specialized software tool that synchronizes your calendar availability across various rental channels. These channels are platforms like Airbnb and Booking.com. It manages your bookings to ensure that your listing cannot be double-booked. And that’s even if the bookings were made from different OTA sites.

Do I Need One?

While channel managers are not strictly necessary, they are a great help in channel management. One of the biggest nightmares for hosts is double bookings. Using a property management system manager can prevent such issues. Nothing tanks your ratings faster than accusations of double booking a guest. From that point, potential guests will read your reviews and worry about similar mishaps.

Having a channel manager offers a few benefits:

Updated Calendars

Utilizing a channel manager, such as a hotel channel manager or vacation rental channel manager, ensures that your calendars are always synchronized across all booking channels. This synchronization is vital for avoiding double bookings, as any changes in availability are instantly updated across multiple channels, including online travel agencies.

This real-time update means that when a booking is made on one platform, the availability on all other platforms is adjusted accordingly, ensuring accurate and up-to-date booking information. This feature is a cornerstone of effective property management, allowing hosts to maximize occupancy and minimize the risk of scheduling conflicts.

Peace of Mind

Employing a channel manager provides a significant peace of mind. By ensuring that all your booking channels are perfectly aligned, it eliminates the anxiety and manual effort associated with managing multiple listings. This comprehensive coordination means that whether a guest books through an online travel agency or directly through your site, the information is consistent and reliable across all platforms.

This reliability not only protects your reputation from the damage caused by potential double bookings but also allows you to focus more on enhancing guest experiences rather than juggling booking details.

Easy Access

A property management system grants effortless access to comprehensive records of your guests’ stays. This feature is crucial for maintaining detailed guest profiles, tracking repeat visits, and analyzing sales channels and booking trends over time. Using a channel manager, hosts can offer personalized services and promotions tailored to guest preferences and previous behaviors.

Additionally, this streamlined access facilitates administrative tasks like reporting and financial tracking, enabling more efficient business operations. The integration of these records across multiple channels ensures that all information is consistent and up-to-date, regardless of the booking source.

Boosted revenue

Channel managers significantly enhance revenue potential by swiftly re-circulating canceled dates back into the market. This rapid response capability allows hosts to quickly offer these dates across multiple online booking channels, including prominent online travel agencies.

The faster a canceled date becomes available, the higher the chances it gets rebooked, minimizing revenue loss. Moreover, by expanding the visibility of available dates across various channels, channel managers increase the likelihood of capturing bookings that might otherwise have gone to competitors.

This strategic positioning in multiple channels leverages every opportunity to maximize occupancy and, consequently, revenue. This efficiency not only optimizes income but also ensures that no potential booking opportunity slips through the cracks.

How to Choose the Right Channel Manager

Selecting the right channel manager is a critical decision that can significantly impact the efficiency and success of your property management. Here’s a detailed guide to help you make the best choice:

Assess Your Business Needs and Volume

Begin by evaluating the specific needs of your property. Consider the size of your inventory, the variety of your accommodations, and the volume of bookings you handle. Are you managing a few vacation rentals or a large hotel with multiple room types?

Understanding your operational scale and requirements will help you determine the features you need in a channel manager, such as multi-property support, varied pricing capabilities, and the ability to handle high transaction volumes.

Compare Different Options and Their Features

Once you have a clear idea of your needs, start comparing different channel managers. Look for key features that align with your business model. Important features might include real-time synchronization of availability data, ease of integration with existing systems like your property management system.

Support for multiple sales channels, and robust analytics tools are also key features. Additionally, consider the user interface of a channel manager and ease of use, as these will affect how quickly you can adopt and benefit from the channel management software.

Read Reviews and Seek Recommendations

Check online reviews and testimonials to gauge the reliability and efficiency of different channel managers. User feedback can provide insights into both the strengths and potential issues of the software.

Reaching out to your network for recommendations can be incredibly valuable. Speak with other property managers or hoteliers to learn from their experiences and get firsthand accounts of the software’s performance in real-world scenarios.

Evaluate Customer Support and Service

Effective customer support is crucial, especially when dealing with a tool as integral as a channel manager. Evaluate the support services provided by the vendor, including their availability (24/7 support may be necessary).

The variety of support channels they offer (like phone, email, and chat), and their reputation for resolving issues promptly are also important.

Testing the Software Through a Trial Period

Many channel management solutions offer a trial period, which is an excellent opportunity to test their functionality and compatibility with your operations. Use this time to see how well the channel manager integrates with your existing systems, such as your property management system and booking engines.

Pay attention to how it handles real-time bookings, updates inventory, and manages cancellations. This trial period is critical to ensuring that the software meets your expectations and works seamlessly with your operational workflow.

Consider the Cost and Return on Investment

Finally, consider the pricing structure of the channel manager. Analyze the cost relative to the features and benefits provided. It’s important to consider not just the initial cost but also the potential return on investment through increased bookings, reduced double bookings, and saved administrative time.

Opt for a solution that offers a balance of cost-efficiency and comprehensive functionality. By following these steps, you can choose a channel manager that not only meets your current needs but also scales with your vacation rental business growth, ensuring more bookings and direct connections with booking sites.

The Airbnb co-hosting model presents a strategic opportunity for individuals to immerse themselves in the short-term rental sphere with reduced risk. Whether partnering with an experienced co-host, a family member, or leveraging co-host services platforms, aspiring hosts can gain valuable insights into the hosting process and management responsibilities.

By collaborating with experienced co-hosts, listing owners can navigate the hosting landscape, manage multiple properties, and gain firsthand experience in optimizing Airbnb accounts and calendar access.

What is the Airbnb Co-Host Model?

In the realm of Airbnb operations, various models dictate how hosts manage their properties. While some owners choose to oversee their listings independently, others opt for a collaborative approach by engaging a co-host. In the Airbnb co-hosting model, the primary host partners with an experienced co-host or utilizes co-host services platforms to delegate hosting responsibilities.

This strategic alliance empowers primary hosts to tap into the expertise of co-hosts. Whether they be family members, experienced co-hosts, or listing owners, interested in streamlining the management process. By leveraging the support of Airbnb co-hosts, hosts gain access to enhanced services. This includes calendar management, Airbnb account optimization, and personalized support tailored to their hosting needs.

Why Should I Use the Airbnb Co-Host Model?

There are quite a few benefits from using the Airbnb co-host model. We’re going to go into greater detail below when we highlight the pros and cons of using this particular management model.

If you’re interested in making use of a Cohosting agency, check out CohostMarket.com. We paired up with them to write a post on our blog titled ‘Three Steps to Becoming a Virtual Airbnb Co-Host.’

Airbnb Co-Host Pros for Property Owner

Less Management Time

The Airbnb co-host model presents a boon for vacation rental property owners seeking to streamline their operations and maximize efficiency. With an ever-expanding portfolio of listings, hosts are often stretched thin, unable to dedicate ample time and attention to each property.

By enlisting the support of co-hosts, whether they be trusted family members, experienced professionals, or partners from co-host services platforms, hosts can alleviate the burden of day-to-day management tasks. This collaborative approach frees up valuable time for hosts. It also allows hosts to focus on strategic growth and expansion of their business. This leads to ensuring the high standards expected of Airbnb superhosts.

Flexibility

Flexibility is a hallmark of the Airbnb co-host model. It offers hosts the freedom to customize co-hosting arrangements to their specific requirements. Unlike rigid job descriptions, co-hosts can adapt their roles to align with the unique needs of the host’s business.

While some co-hosting agencies may offer predefined roles, hosts retain the autonomy to negotiate and define responsibilities based on their preferences and priorities. This open dialogue ensures that co-hosts are empowered to support hosts effectively while fostering a collaborative and mutually beneficial partnership.

Shared Responsibility & Shared Reward

Implementing a ‘percentage of profit’ compensation structure in your co-hosting arrangement incentivizes co-hosts to uphold the highest standards of property management. With a direct financial stake in the success of the Airbnb property, co-hosts are driven to optimize performance and profitability.

This financial motivation aligns their interests with those of the primary host, ensuring a shared commitment to maintaining seamless operations and delivering exceptional guest experiences. As a result, hosts can trust that their co-hosts will prioritize the success and profitability of the Airbnb listing, driving mutual success and fostering a collaborative partnership.

Property owners have a fair amount of risk, and it can be daunting. The financial implications of owning a property and paying all of the associated costs can quickly get away from you. This fact makes co-hosting a very good idea for people who want to get started in the Airbnb industry.

Beginning a career in vacation rentals as a co-host is a good idea. It allows you to gain experience without taking on unnecessary risk. Once you have gained this critical experience, then you can invest some of your own money in a property. Run it using the skills you learned as a co-host!

Learning Potential

This point ties in to the point above except it further emphasizes the educational benefit of the co-host scenario. Education is power and the smartest people learn not only from their own mistakes, but from the mistakes of others. Signing on as an Airbnb co-host will teach you valuable lessons and save you having to make those mistakes yourself.

Earning Potential

Vacation rental hosting is undoubtedly demanding, requiring substantial energy and attention to detail. However, co-hosting offers a lucrative opportunity to generate income without assuming the financial risks associated with property ownership. By sharing hosting responsibilities with the listing owner or primary host, co-hosts can earn money through a percentages-based pay scale, with the potential to increase earnings by delivering exceptional service.

How DPGO Can Help

With the help of DPGO, co-hosts can leverage advanced pricing optimization to maximize their earning potential.

Having Airbnb squatters in your vacation rental can quickly become a legal nightmare. Airbnb squatters have certain rights and protections depending on where you’re from. However, so do rental hosts. Here’s what to do if you’re faced with the impossibly complicated and equally dreaded Airbnb squatters debacle.

What is An ‘Airbnb Squatter’?

Airbnb squatters are guests who refuse to leave once their check-out date comes around. Sometimes known as “illegal occupiers”, these Airbnb guests choose not to vacate the Airbnb rental property for various reasons.

Whether due to lack of money, drug addiction, or more complex circumstances, dealing with an overstaying guest requires careful handling. It may surprise some that even vacation rentals face squatter issues, typically more common in longer-term rental agreements.

Hospitable defines Airbnb squatters as guests who fail to check out after their check-out date. In other words, they do not leave the property when they’re supposed to. Many of them are sophisticated scam artists and they know the Airbnb squatters rights. They understand how to manipulate rental laws to avoid paying rent and disrupt the property owner’s ability to manage their rental property effectively.

Why is This Issue So Common in Long-Term Bookings?

The debate over long-term vs. short-term rentals concerning Airbnb squatters often hinges on the specific agreements outlined in the vacation rental contract. Long-term renters are protected by a lease agreement, which clearly delineate responsibilities about rent payments, due dates, and procedures for emergencies and evictions. In legal disputes, courts typically refer back to these lease terms.

On the other hand, short-term rentals, such as Airbnb stays, do not afford an Airbnb host or property owners the same legal shields. Here, the language used in agreements is crucial: long-term rental agreements have tenants, while short-term rental agreements have guests. Legally, this distinction is significant.

For Airbnb hosts, it’s crucial to understand the implications of Airbnb squatters’ rights and local laws. When unwanted guests refuse to leave after their check-out dates, Airbnb immediately advises hosts to contact their insurance provider, especially if they have vacation rental insurance that may cover losses related to squatters.

To prevent Airbnb squatters, property owners should clearly state house rules and the consequences of overstaying in the short-term rental property. Understanding squatters’ rights and preparing for potential legal action can help protect the property owner’s business income and maintain control over their short-term guests.

What’s the Difference Between a Guest and a Tenant?

According to the Oxford Dictionary, a guest is “a person who is staying at a hotel”. And according to that same dictionary, a tenant is “a person who pays rent for the use of a room, building, land, etc. to the person who owns it”.

Legal Beagle says this of the difference between a guest and a tenant – “State law determines when the length of a guest’s stay transforms her into a tenant. Some states have laws that limit the length of stay and number of overnight guests. A landlord may add a clause to a lease to limit how long a guest can stay on the property. If the guest stays longer than this length of time, the landlord may consider the guest a tenant. The landlord may raise the rent if the lease provides for an increase. The landlord can also evict the guest and the tenant who invited the guest”.

Can You See Airbnb Squatters Coming?

While there are no obvious signs, there are a few things that should make you cautious about potential squatters. Seeing only a few of these signs isn’t enough to worry about, but if all of them are present, we would proceed with caution.

These signs are universal signs for concerning guests. You’d see the same things if the guest has been banned before, had a string of terrible reviews, or even caused property damage.

No Guest Reviews

Newly Created Profile

No ID Verification

No Profile Picture

Incomplete Profile

As we said, one or two of these is not enough to reject a booking, but if all of them are present, we strongly advise that you only proceed with extreme caution as there is a high risk to host an Airbnb squatter.

Ensure your house rules are clear in your Airbnb listing to discourage overstay. Always charge a security deposit at the beginning of the Airbnb stay. This security deposit can cover potential legal fees, damages, or losses incurred due to squatters. This proactive approach helps protect the host’s property and mitigate issues with short-term rental hosts facing eviction challenges.

What Should I Do If I Have Airbnb Squatters?

Evicting people is one of the most complex scenarios any Airbnb host can face. The most important thing is to stay calm and never try to physically remove guests by force. Always have a member of law enforcement present to avoid false accusations. You never know what people will try to accuse you of in order to hide their own bad behavior.

Talk to the Guest

As a property owner, your first step in the eviction process should always be to directly communicate with the guest. Only after multiple attempts to contact them should you consider escalating the situation. This conversation can sometimes resolve the issue without further action, especially if the guest understands the potential legal consequences outlined in the vacation rental contract.

Contact Airbnb

After you’ve attempted to speak to an Airbnb squatter directly, involve the Airbnb platform. They will be able to see the dates of the booking, and they’ll have personal guest contact information that you may not have.

Airbnb will attempt to contact the Airbnb squatter and press the critical nature of the issue. Remember, Airbnb doesn’t want any bad press. Keep pressure on the platform to solve this issue. They were placed in your listing by Airbnb. Airbnb takes more than a big enough cut of the rental fee to be forced to handle issues of this nature.

Call the Police

Given the diversity of laws in the U.S., what local law enforcement can do varies widely. Contact your local police station for advice. They may agree to accompany you to the property and reiterate the need for your former guests to follow the house rules and vacate the property.

In some jurisdictions, eviction proceedings can proceed without a court order once you prove you are the property owner and the guests have overstayed their Airbnb stay.

Get a Lawyer

The next step in the eviction process is to get some legal representation. Reaching this step means you’ve tried every other avenue, but sadly have to go the expensive legal battle route. While the time, money, and loss of income caused by your Airbnb squatters likely won’t be recuperated, you can relax knowing that property owners win these battles the vast majority of the time.

In preparation for ever reaching this step, make sure you always save your communications with your short-term rental guests. You never know when you’ll need to ‘show the receipts’.

Take It To Court

Reaching the fifth and final step is highly unlikely. Chances are, the police being called on them will scare the Airbnb squatters away long before. However, if none of your previous tactics work, taking the legal route is the next option. Sadly, it’s unlikely you’ll get your money back, even if the court rules in your favor, but you will have your listing back!

Does Airbnb Offer Any Sort of Payout for Lost Revenue?

Officially, no. But like many things in life, you’ll never know unless you ask. We’ve heard from a few hosts who have lived through the Airbnb squatter nightmare and received a payout from Airbnb. Of course, they needed to file a claim first and we doubt it was an easy road, but they did manage to get some money out of Airbnb.

Final Thoughts

Sadly, there is a risk that comes with everything in life and vacation rentals are no exception. Set a list of things that you require before you allow someone to rent your property. Require your guests to be ID verified on Airbnb, for example. Or only accept guests with no negative reviews.

If you know your legal rights and follow the law down to the tee, you can handle Airbnb squatters – no matter how long it might take.

Tailor to Your Audience: Customize your property to appeal to your target demographic, like families or business travelers.

Unique Selling Points: Incorporate special features or amenities to distinguish your property.

You can’t control who Airbnb shows your listing to, but you can control the special touches that you include in your listing in order to better market your listing to certain guests. If your target audience is families, check out our guide on how to make your listing more family-friendly or pet-friendly.

Pricing during uncertain times can be chaotic. With the right pricing strategy, hosts can leverage rental units to capitalize on annual travel trends, ensuring their offerings meet market rent expectations, where market rent refers to the average cost tenants pay for similar properties in a specific area.

This alignment helps properties remain attractive to potential renters. But how can the price of a listing be optimized to better take advantage of the annual travel trends?

Why the Price of Your Market Rental Property Matters

The Impact of Pricing Strategy

Pricing strategy is paramount in the rental business, including your Airbnb listing. It not only affects your ability to attract tenants and secure bookings but also impacts your rental income and mortgage repayments. Property owners must consider market rent, which is influenced by the property’s location, prevailing rental rates, and comparable properties.

Aligning Price with Market Demands

In the competitive real estate market, pricing determines the success of rental investments. Renters and guests seek properties where pricing aligns with location and amenities, balancing fair market value with what the market can bear. This applies to both long-term rental properties and short-term rental vacation units.

Research and Strategy for Pricing Optimization

Achieving the right rental price, especially in high-demand areas, requires market research and an understanding of similar properties and external factors. To optimize earnings and ensure business viability, property owners must regularly assess the local market and rental market conditions, adjusting their pricing strategy to reflect market rent determined by similar units and competitive market forces.

Competitor Analysis

Unlocking Market Insights

Whether you’re concerned only with property management, or the greater dynamic pricing debate, knowing the market environment is key. Understanding how your competitors price their listings will help you attract more bookings than they do: if not through price, then through added-value amenities or better property features.

The Pricing Paradox: When to Follow the Crowd

Following the crowd is not always the worst idea. If all of your competitors increase their prices for a weekend in June, and you can’t seem to figure out why it’s probably a good idea to increase your prices too. Having lower prices can encourage higher booking rates. But it can also mean you’re missing out on extra money. Luckily for DPGO users, they don’t need to keep that keen an eye on their pricing, because we’ve got it covered!

Leveraging DPGO for Strategic Pricing

DPGO offers comprehensive insights into your closest competitors. We monitor increases in booking activity and greater market trends to adapt your pricing before it’s too late. Missing out on surges in the market costs you money. DPGO does not just work for single-listing owners, it works for property managers too! Our platform allows the integration of multiple listings. Managing your rental listings from there is simple!

Knowing What to Charge

Exploring Ancillary Fees

This is an interesting part of the market rental property pricing discussion. Instead of simply increasing basic rates in your calendar, examine the possibility of altering your associated fees. Cleaning fees, security deposits, and extra person fees are all ways to increase your pricing without scaring people away with a higher basic rate.

Catering to the Digital Nomad Trend

The same goes for the digital nomad trend. You can charge higher rates for higher internet speeds, for example. Individuals who work from home want internet speeds that make that process easier. This presents hosts with an opportunity to earn more. Plus, in the age of social media, who wants the pain of a slow internet connection?

Pet-Friendly Properties: A Lucrative Niche

We wrote a blog post earlier about pet policies, and this is another great way to jump on the trend bandwagon. People love traveling with their pets, and allowing pets could attract higher booking rates. Be pet-friendly, and charge a security deposit. Then consider increasing your cleaning fee and you’ll be in the best position to attract prospective tenants.

Attract the Right Guests

Family-Friendly Pricing: Balancing Costs and Appeal

If your rental property is well suited to families, consider this in your pricing strategy. Cleaning a rental unit after a single guest is easier than after a family, especially as children may damage soft furnishings and carpets. While addressing these concerns in your market rental property, be mindful of how you structure the rent costs and deposit requirements to avoid deterring potential tenants.

We know that dogs can too, but people may not take too kindly to you requiring an extra $100 deposit to allow their infant to stay. Tailoring your prices to your target demographics is key to optimizing your income.

Luxury and Size: Premium Pricing Factors

Listing with high-end finishings and additional extras like fire pits and wine fridges can charge more because of the luxurious nature of the property. Similarly, larger rental properties with more bedrooms can justify higher rent prices because they accommodate more guests, enhancing their competitive edge in the local market.

Location: A Key Determinant in Rental Pricing

Location also plays a pivotal role in rent pricing. Rental units in central locations or near essential amenities like grocery stores often fetch higher rent prices, reflecting the property’s fair market value in the particular area. Utilize online listings to highlight these key factors and align your rent prices with market trends and current market conditions.

Showcasing Unique Selling Points

To maximize your rental property’s appeal and income potential, identify and showcase its unique selling points. Make these features the focal point of your listing on Airbnb, adjusting your rental prices to reflect the property type, location, and amenities, ensuring your market rental property stands out in the competitive market.

Conclusion: Optimizing Rental Strategy for Market Success

Here are key steps for optimizing your Airbnb listing:

Stay Informed on Travel Trends: Monitor global travel patterns to anticipate demand surges.

Conduct Market Analysis: Use comparative market analysis to ensure your pricing aligns with fair market value.

Enhance Listing Appeal: Identify and improve aspects of your property to meet the specific needs of your target audience.

Specialize Your Offerings: Add unique features or amenities that cater to the preferences of families, business travelers, or other key demographics.

Adapt Pricing Strategically: Adjust your pricing in response to market research and current travel trends to remain competitive and attractive to renters.

Analyzing Airbnb data is not just about browsing through active listings; it’s a deep dive into the complexities of Airbnb analytics, which can significantly impact the profitability of Airbnb properties and vacation rentals. As big data experts, we understand how challenging it can be to extract meaningful summary information from short-term rental properties’ performance.

That’s why we’re here to assist! Our data specialists have dedicated their efforts to developing the latest DPGO feature: Markets. This tool is designed to make all the difference for both seasoned and novice hosts. Whether you’re a DPGO user or not, you’re invited to visit our homepage, where you can find a selection of free insights tailored to your local market.

The most significant challenge reported by Airbnb hosts is the lack of access to key Airbnb data and using it to increase occupancy rates of their Airbnb listings. Many hosts have expressed frustrations over their inability to effectively analyze Airbnb analytics to make their Airbnb properties more profitable. To address this issue, we developed DPGO Markets to provide essential Airbnb data at no cost, including an Airbnb calculator and market research tools.

By focusing on main Airbnb rental hubs across the US and Canada, we’ve established a solid foundation for superior Airbnb data analysis by hosts. This initiative aims to improve the management and performance of their investment properties and vacation rentals. While we have reserved some of the more intricate data structures for DPGO users, non-users can still access a wide range of vital data.

How Do I Work Markets by DPGO?

Let’s embark on the initial step: inputting your postcode or town name. As of this writing, we span several thousand markets in the US, Canada, Australia, and Mexico, encompassing a diverse array of short-term rental properties, Airbnb listings, and vacation rentals.

Each day, Team DPGO commits tirelessly to expanding our coverage, ensuring we include data from different markets to assist Airbnb hosts in making their listings more profitable. To stay abreast of our growing coverage and gain insights into making your Airbnb or vacation rental property more profitable, we recommend following us on Facebook (@dpgo.software).

After entering your town name or postcode, you will be directed to the Markets homepage specific to your county. To provide a comprehensive view of your area and its potential as an investment property or short-term rental, we’ve also incorporated links to neighboring county homepages. This feature is particularly useful for conducting market research and comparing different markets to understand where your property stands in terms of occupancy rate and profitability.

Upon arriving at the homepage, you will see the eight distinct data blocks. These blocks offer a range of metrics and summary information to enhance your understanding of your local Airbnb and short-term rental market. The data, presented in the clearest and most logical format possible, includes key insights into Airbnb listings, occupancy rates, average nightly rates, and more.

Each data block has a clear label, allowing you to quickly assess the performance of your vacation rental or investment property against others in the same market. Additionally, you can use our Airbnb calculator, integrated within the data blocks, to forecast earnings and manage your listings more effectively. This comprehensive set of tools and metrics will guide you through optimizing your short-term rentals for higher profitability and success in the competitive Airbnb market.

What Does Markets Show Me?

The market area-specific homepages show you eight data blocks. More specifically, these data blocks show you:

Market Supply – the number of active listings in your area.

Average Daily Rate – the average rate from all the listings in your area.

Occupancy Rate – the average occupancy rate in your local market

Bookings – the total number of confirmed bookings in your area over the last 30 days.

Day of the Week Occupancy Rate – the average occupancy rate of your local market, broken down into daily percentages.

Day of the Week Price Factor – the daily rate, broken down by day of the week, in your market from the last 28 days.

Market Trends – this graph shows the 75th, 50th, and 25th percentile of your 52-week predicted average daily rate.

Map – the map block shows you exactly where your competitor properties are located.

How Can I Use the Airbnb Data in Markets?

These free market insights were designed to give you more information on the trends and booking surges in your local area. By knowing who your competitors are, you can better optimize your property to attract as many bookings as possible.

Knowing exactly where these competitor listings are located also helps optimize your Airbnb earnings. Once you have a better understanding of your target market, you can begin to anticipate their wants and needs and compete directly with those listings closest to you to win those bookings.

The Day of the Week Price Factor helps you identify when the listings in your market are increasing their prices, and when they are decreasing them. You can use this information to match their listing price fluctuations, while also offering a greater discount for your guests.

If your occupancy rate does not match that of your greater local area, you have some work to do. It means you’ve set probably too high prices, or your listing is not advanced with your target guest in mind. Somewhere along the line, you are missing the mark.

The Average Daily Rate figure should match yours relatively closely. Unless, of course, your property is marketed to a different type of guest. However, this figure is not useless to you if your listing is unique in the market. Rather look at this as a benchmark by which you need to measure your pricing index.

What Airbnb Data Does Markets Not Show Me?

We couldn’t give away all the good stuff for free, so we decided to offer up a selection of the critical Airbnb data that we source. You can use the insights on the free Markets page to perfect your Airbnb approach. As you’ll notice on the Markets homepage for your specific area, there are more data blocks, but only DPGO users have access to these insights.

Namely, these insights include more in-depth competitor analysis, market revenue, Health Score (and how it relates to the average Health Score of your local market), average minimum price, average maximum price, and average base price. We also include insights into dynamic prices, historical prices, and pricing ranges, as well as market trends and live links to your competitor’s Airbnb listing pages.

We also included competitor Health Scores so you can see how your listing measures up to the rest of the local market. Airbnb data and analysis is our specialty. We put many long hours into developing Markets, and we hope that you can see the value that we can offer your Airbnb listing business.

Similar to cancellation policies, pet policies can be a polarizing topic. Travel trends in 2021 are seeing tourists choosing to stay within their national borders. This has left many wondering how their pet policies will affect their booking rates.

Pets are part of the family. But the question must be asked: is accepting pets at your Airbnb property worth it in the long run?

Is Airbnb’s Pet-Friendly?

Surprisingly, few know the ins and outs of the legal side of this scenario. Of course, you do not have to accept pets, but what about emotional support animals or service animals? What legal right do Airbnb hosts have to deny a booking made by someone with a service animal?

Airbnb’s Nondiscrimination policy dictates that “hosts are expected to reasonably accommodate reservations where an assistance animal may be present, even if their listing/house rules state “no pets”.”

But how do they define an “assistance animal”? Well, Airbnb includes both service animals and emotional support animals as ‘Assistance animals’. There has been some confusion in the past, but Airbnb clarified its position: “Airbnb defines assistance animals to include Emotional Support Animals. These are animals that are used as part of medical treatment and/or therapy to assist with an individual’s daily functional tasks but are not limited to a specific type of animal and are not required to be trained to assist an individual in a particular task. These animals are sometimes referred to as comfort animals or therapy animals.”

There are exceptions of course. Hosts are allowed to request that “assistance animals” be removed from the property. But only if “the animal is out of control and the animal’s handler doesn’t take effective action to control it. Or if the animal is not housebroken. In either scenario, the host must still allow the guest to use the premises without the animal. Note that given their role in providing service or emotional support, assistance animals should not be left alone at a listing.”

Another interesting aspect that many may not have considered is the pricing aspect. Can you charge extra for an ‘assistance animal’? Simply put, no, you can’t. It would be considered discrimination to charge extra for a service/emotional support animal.

How Do I Charge for Pets, if I Decide to Host Them?

As an Airbnb user, it’s easy to filter for pet-friendly listings, but double-checking is always a good idea. Check the listing description and rules to make sure that the property is pet-friendly. If you’re still not sure, ask the host directly if they allow pets. Then qualify which type of animals they allow.

As an Airbnb host, it’s important to know how to charge a pet fee, if you decide to host pets. You can add a security deposit or a cleaning fee to offset any costs that hosting a pet may incur.

Head to the Airbnb Help Centre for a guide on how to set a security deposit, and a cleaning fee.

Are Pets as Messy as They Seem?

Hosting pets means that you will likely need to give your property a much deeper clean than normal. Furniture will need steam cleaning, rugs may need additional attention over and above the normal vacuuming.

Most Airbnb hosts choose not to allow pets, and of the small amount that allows pets, most opt only to allow smaller dogs. So, where does this leave big dog owners?

Bigger animals come with bigger potential messes. However, this doesn’t necessarily mean that you shouldn’t make your listing pet-friendly. Listings that allow pets are in short supply, and with local holidays becoming the trend in 2021, opting to allow pets may mean the difference between a full calendar and an empty one.

Charging a security deposit and a slightly higher cleaning fee will protect you from any potential losses, and generally speaking, most people with pets understand that pet-friendly listings are in short supply and won’t want to abuse one of the few listings that allow your four-legged friends.

What Could I Gain by Allowing Pets?

Running a pet-friendly listing, like anything in life, has both rewards and drawbacks.

By examining the predicted travel trends for 2021, it’s easy to see that domestic travel is going to take off this year. With international borders still opening and closing with regularity, travelers are seeking to explore the attractions of their home country. Also, with the sharp rise of the ‘work from home’ employees, most Airbnb stays are increasing in duration, as guests want to escape their normal surroundings for a few weeks.

In light of this, many have decided to take their pets along for the trip, and are thus looking for pet-friendly listings. But what are the pros and cons of being pet-friendly?

The pros are increased listing versatility, a greater chance of returning guests, and the financial gains of taking advantage of a niche market.

The cons are potential damage to property and furnishings, higher cleaning costs (but you can charge a higher cleaning fee so this con can be negated), lack of appeal to allergy sufferers, and higher property maintenance costs.

Ultimately, you have as much right to make your listing non-pet-friendly as you do to allow pets. As we stated above, assistance animals are a different story. You have the right to refuse to host guests with pets if you so choose. It might be helpful to determine whether your competitors allow pets and whether being pet-friendly will help you take advantage of a niche.
