<p>Airbnb data is critical for running a supercharged and successful vacation rental business. Occasionally, you don’t need to know exactly what your competitors are doing, but a general view of how the market is behaving is a better indicator of whether you need to make changes to your listing or booking settings. </p>



<p>We wanted to show you the power of these Airbnb data <a href="https://www.dpgo.com/go/market-changes-february-march-2021/" target="_blank" rel="noopener">insights</a>, so we collected and analyzed a range of Airbnb data to give you some interesting facts about how Airbnb listings are run in the United States. </p>



<p>To make things a bit more logical, we divided this post into statements of fact. Then, underneath those statements, we explain the data, why this data should matter to you, and why it should influence your Airbnb property.</p>
<h2>What Does the Airbnb Data Show?</h2>



<h2>On average, Airbnb listings in the U.S. have 36 reviews</h2>



<p>According to our data, if you take the number of reviews on every Airbnb listing in the United States, then averaged them out, you’ll arrive at the number 36. </p>



<p>At the same time, half of all Airbnb properties in the United States have 11 reviews or fewer. This means that 50% of North American Airbnb listings bridge the gap between 11 reviews or fewer and an overall average of 36. </p>



<p>Knowing the average number of reviews in the United States should give you a rough guide to what to aim for. You can increase your reviews by requesting reviews from guests or reviewing guests in the hope that they reciprocate. <a href="https://www.bnbspecialist.com/why-are-airbnb-ratings-important" target="_blank" rel="noopener">Reviews are really important</a>, so keep that in mind!</p>



<p>Alabama has the lowest average number of ratings, with just 19. Oregon has the highest with 56 per listing.</p>



<h2>Wi-Fi is the most popular amenity</h2>



<p>Your amenities can make or break a booking. <a href="https://beachlifebliss.com/airbnb-hosting/airbnb-business/top-airbnb-amenities/" target="_blank" rel="noopener">They&#8217;re <em>that</em> important.</a> In the United States, Wi-Fi is the most common amenity, with 95.9% making mention of it in their Airbnb property listings. The next most common is a smoke alarm, with 93.7% of listings coming fitted with one or more. </p>



<p>After that, TV sets, ‘Essentials’ and heating rank next on the list with 91.4%, 90.8%, and 89.8% respectively. </p>



<p>This sort of data shows you that if you don’t already, you need to think about installing Wi-Fi in your property. If 95.9% of listings have it, it means it’s an essential item, and not having it may differentiate you from the rest of the market in a negative way.</p>

<h2>The <a href="https://www.purewow.com/home/best-airbnb-amenities" target="_blank" rel="noopener">popularity of some amenities</a> is highly dependent on the location</h2>



<p>Amenities like air-conditioning, pools, and indoor fireplaces vary in popularity according to location. If you think about it logically, why would short-term rentals in Hawaii need an indoor fireplace? On the other hand, why would listings in Alaska need pools? </p>



<ul>
<li><a href="https://modernize.com/hvac/best-air-conditioner-brands" target="_blank" rel="noopener">Air-conditioning</a> is surprisingly common across the United States, with an average of 82% of listings having air-conditioning fitted.</li>
<li>The state with the lowest average number of listings equipped with air-conditioning is Colorado with only 38.8%.</li>
<li>The state with the highest commonality of air-conditioning is Delaware, where a shocking 99.5% of listings have it!</li>
<li>Pools are, generally speaking, not very common in the United States. In fact, only 32.1% of Airbnb listings have one.</li>
<li><span style="font-size: 16px; color: var(--text-color); letter-spacing: var(--text-tracking);">The state with the highest number of pools is Hawaii with 70.9% and the lowest is North Dakota with just 2.1%. </span></li>
<li>Indoor fireplaces are listed in 27.6% of Airbnb listings.</li>
<li><span style="font-size: 16px; color: var(--text-color); letter-spacing: var(--text-tracking);"><a href="https://www.dpgo.com/go/hawaii-room-total-increase/" target="_blank" rel="noopener">Hawaii</a> has the fewest listings with an indoor fireplace at just 1.9%. </span></li>
<li><span style="font-size: 16px; color: var(--text-color); letter-spacing: var(--text-tracking);">Fireplaces are most common in Colorado with 58.3% of listings featuring one.</span></li>
</ul>



<h2>Free parking is important</h2>



<p>Free parking on the premises is another important amenity for Airbnb guests. Across the country, 82.1% of listings have free parking. It’s least common in the District of Columbia state, with only 33.3% of Airbnb properties offering free parking. It’s most common in Vermont, with an impressive 96.9% of units offering this amenity.</p>

<p>The total number of Airbnb properties in three <a href="https://www.lonelyplanet.com/articles/trending-us-destinations-airbnb" target="_blank" rel="noopener">major tourist areas</a> in Hawaii has increased by over 100% in the last week! From March 29 to April 4, 2021, <a href="https://www.gohawaii.com/islands/maui" target="_blank" rel="noopener">Maui</a> had a total Airbnb room/unit count of 2,763. Honolulu had 1,563, and <a href="https://www.gohawaii.com/islands/kauai" target="_blank" rel="noopener">Kauai</a> had 1,247. Then, our deep learning algorithm picked up a substantial surge in listings in these three areas. Maui jumped to a total of 6,121, Honolulu jumped to 3,547 and Kauai increased to 2,446. In percentages, Maui increased by 122%, Honolulu by 127%, and Kauai by 96%.</p>

<p>According to <a href="https://travelnoire.com/airbnb-in-hawaii-short-term-rentals-will-no-longer-be-allowed-in-oahu" target="_blank" rel="noopener">Travel Noire</a>, &#8220;Visitors who are looking for an Airbnb in Hawaii may have some problems in the near future. Oahu, Hawaii’s most visited island, has just passed a law that will require a minimum stay of 90 days (about 3 months) in short-term rental contracts. These are terms of accommodation negotiated on platforms such as Airbnb, among others.&#8221; </p>

<p>February is a difficult month for short-term rental hosts and managers. After the industry unrest caused by the pandemic, experts predicted that February 2021 would be one of the worst-performing months of the last few years. We dived into the data, and here is what we found&#8230;</p>



<p>We don’t know where those “experts” got their numbers! Because it’s certainly not what we saw in our February <a href="https://www.thezebra.com/resources/home/airbnb-statistics/" target="_blank" rel="noopener">data insights</a>. Like we did in January, we wanted to look back at the <a href="https://www.airbnb.com/" target="_blank" rel="noreferrer noopener">Airbnb</a> industry’s <a href="https://www.dpgo.com/go/top-10-vacation-rental-locations/" target="_blank" rel="noreferrer noopener">top 10 performing markets</a>. But, unlike the blog post we did back in January, this month we wanted to take a look at something different. We are looking not at the best overall performing markets, but the ones that displayed the greatest positive change. </p>



<p>We divided the data into more digestible sections, namely occupancy rate, average daily rate, and total room count.</p>



<h2><strong>Top 10 Most Improved &#8211; <a href="https://www.investopedia.com/terms/o/occupancy-rate.asp" target="_blank" rel="noopener">Occupancy Rate</a></strong> Data</h2>



<p>As you know by now, Airbnb has embarked on <a href="https://www.marketingweek.com/airbnb-performance-marketing/" target="_blank" rel="noopener">a serious marketing campaign</a> to expand its host network. This campaign started at the start of the year. It’s too early to tell whether this campaign has been a success or not. But we isolated the ten most improved counties according to occupancy rates. We compared February and March of this year to show you how the market fluctuates every month. </p>



<p>We did our best to scope out why each of these areas saw such a change in occupancy rate. Remember, February is a slow month in the short-term rental industry. By March of each year, most people are ready for a break, and these smaller, mostly rural counties are the <a href="https://www.gq.com/story/cool-airbnbs-to-rent-right-now" target="_blank" rel="noopener">perfect choice for an escape</a>! </p>



<p>Airbnb occupancy rates fluctuate for several reasons, including <a href="https://www.mashvisor.com/blog/airbnb-demand-2022/" target="_blank" rel="noopener">seasonal demand changes</a>, optimization of listings, hosts using dynamic pricing, and even smaller considerations like events or gatherings.</p>

<h2><strong>Top 10 Most Improved &#8211; Average Daily Rate Data</strong></h2>



<p><a href="https://www.craftedtravelco.com/post/why-do-airbnb-prices-fluctuate-so-much/" target="_blank" rel="noopener">Pricing is a complex topic</a>. Prices can, and should, change on a monthly, even weekly, basis. These price fluctuations keep revenue optimized and ensure that your STR business is running as profitably as possible. This list of the top 10 largest price fluctuations between February and March 2021. It shows you how drastically prices can change in the space of four short weeks. </p>



<p>The changes in pricing can be put down to several things. Said fluctuations include changes in levels of demand, hosts choosing to price dynamically, and large events in the area. Also, digital nomads opting to “work from anywhere”, seasonal changes, and historical pricing trends also affect pricing.</p>

<h2><strong>Top 10 Most Improved &#8211; Total Room Count</strong> Data</h2>



<p>As we previously stated, Airbnb has been focusing its efforts on expanding its host network. This section is proof that it’s working, at least in some places. The below counties saw the largest increase in the total number of listings between February and March 2021. We decided not to break it down into individual listing types, because we wanted to shine the attention on the local market growth in each of these areas. </p>



<p>We have a few ideas as to why the number of listings increased by the percentages below, and these include festive period building delays, increased booking interest, large-scale local investment, development of new attractions, relaxing of travel restrictions, financial incentives from local tourism bodies, and changes in <a href="https://www.2ndaddress.com/research/short-term-rental-laws/" target="_blank" rel="noopener">local STR legislation</a>.</p>

<p>Everyone in the short-term rental industry knows that February is a bit of a slump month. The <a href="https://mammamode.com/8-airbnb-peak-season-success-tips/" target="_blank" rel="noopener">peak season</a> is long over and Christmas and New Year bookings have finished and people are trying to save money after their <a href="https://www.dpgo.com/go/vacation-rental-pricing-strategy/" target="_blank" rel="noreferrer noopener">expensive festive season</a>. But there was some serious news coming out of <a href="https://en.wikipedia.org/wiki/Sarasota,_Florida" target="_blank" rel="noopener">Sarasota, Florida</a> in Feb of 2021! Sarasota not only overtook Miami-Dade in the battle of the average Florida <a href="https://www.airbnb.com" target="_blank" rel="noreferrer noopener">Airbnb</a> occupancy rates. But it overtook every other Airbnb short-term rental location in the United States! </p>





<p>You read it right – Sarasota, Florida had the highest <a href="https://www.dpgo.com/go/airbnb-host-tips-seasonal-bookings/" target="_blank" rel="noreferrer noopener">occupancy rate</a> out of every county in the United States in February of 2021! What an achievement! The area’s occupancy rate from mid-February to mid-March was a whopping 84%. That is a full 24% higher than that of Miami-Dade and 39% higher than Los Angeles. </p>

<p>Interestingly, most hosts in Sarasota (38%) have a minimum night stay requirement of between 7 and 29 days. Compare that with the 2-night minimum stay in Maricopa and the 1-night stay in Miami-Dade! This shows that Sarasota hosts are clearly making the most of the longer-term rental trend! In 2023, we&#8217;re seeing more and more hosts jump on the <a href="https://www.dpgo.com/go/strategies-for-attracting-airbnb-extended-stay-bookings/" target="_blank" rel="noopener">extended stay trend</a>. Experts agree that it&#8217;s better for business, better for hosts, and also better for guests in the long-run! </p>



<p>Sarasota continued growing from 2021 to now. In fact, their population numbers are grown year-on-year since that initial surge. </p>
