Last-Minute Discounts

Ideally, guests book your listings for the optimal price with the ideal length of stay, well in advance. But what should you do if you still have gaps in your calendars and the dates are fast approaching?

In order to sell as many dates in your calendar as possible, we created the automatic last-minute discount function. If you get within a set number of days before an unbooked date, you can set DPGO to offer a preset percentage discount to encourage a booking.

We will never advertise rates lower than your base price, so offering a discount simply secures a booking and scores you extra revenue when you might have missed out completely. As long as you set your Base Price correctly, offering a discount, it increases the likelihood of a booking. Yes, you are bringing in less money than you would at non-discounted prices, but any booking above your Base Price is better than no booking!

There is only one way to connect your DPGO and Hospitable accounts. It starts with your DPGO interface, and follows the below steps:

1. Log in to your DPGO account using this link: https://www.dpgo.com/app/en/login/

⚠️ If you don’t already have a DPGO account, create a new one. It’s quick, easy, and will have your pricing in tip-top shape in no time!

2. Go to the Accounts section and launch the Connection Wizard by clicking on the ‘Start Setup Wizard’ button.

⚠️ If you have just registered for your DPGO account, the Connection Wizard will start automatically. 

3. Select Hospitable from the list of available connection channels.

4. Next, you’ll need to enter your Hospitable API Key.

We’ll explain how to access your API key in the following steps:

4.1. Login to your Hospitable account.

4.2. Go to the Hospitable Apps page.

4.3. Scroll down to Tools and click on API keys.

4.4. Toggle over to API keys (legacy).

4.5. Click the + Add new button. This will generate your unique API key, with a Client ID and a Client secret.

4.6. Name the API key “DPGO” (this is optional, but highly recommended so you can recognize it later) and make sure to select permissions to ✅ Read calendar, and ✅ Write calendar as shown in the image below. 

This ensures that DPGO has the necessary permissions to access and update your Hospitable calendar. This step is critical for DPGO to function correctly, as it allows the platform to read your availability and make real-time pricing adjustments.

⚠️ Failing to grant these permissions might result in discrepancies in your pricing and availability data between Hospitable and DPGO.

5. Go back to DPGO, put the copied key in the API Key input field, and click the Connect Securely button.

6. Wait until the account connection process is complete.

7. In the Connection Wizard’s last step, you’ll be shown a list of properties from the connected Hospitable account. 

8. Well done, your account connection is complete!

Pricing can never be static, it leaves too much money on the table at one end and loses your bookings at the other end. We have long since recommended to our hosts that they adjust their prices according to the time of year, the day of the week, and even the proximity to payday.

Date-Specific Minimum and Maximum Price Values

Date-specific minimum and maximum pricing settings have never been more simple! Just a few short days ago, we launched our latest advancements which will save you more time and give you even greater control over your pricing limits. 

With these latest updates, hosts can choose a minimum and a maximum price for every month of the year. Guest traffic ebbs and flows according to the time of year, which means having the same minimum price across the board could be costing you bookings and losing you money. 

Instead, use our handy suggestions (which we base on your competitors and other successful listings in the market) to set a specialized minimum and maximum price value per month. 

How to Add a Date-Specific Min/Max Price Value 

Let’s say, for example, that you want to update your minimum and maximum prices for December and the festive season. Instead of your general annual minimum price of $150, you want your minimum price for 1 to 20 December to be $169, and your minimum price from 21 December to 6 January to be $259. Here’s how you do it…

1. Login to DPGO
2. Click ‘Settings’
3. If you’re not automatically on the ‘Price’ page, click on ‘Price’
4. Scroll down to ‘Min/Max Price Ranges’ 
5. Click ‘Add Rule’
6. In the ‘From’ box, choose ‘1 December’ from the calendar display
7. In the ‘To’ box, choose ‘20 December’ from the calendar display
8. Enter your desired Minimum Price Value (in this case, $169)
9. If you want to add a maximum price, enter your desired Maximum Price value* 
10. Click ‘Add Rule’ again
11. In the ‘From’ box, choose ‘21 December’ from the calendar display
12. In the ‘To’ box, choose ‘6 January from the calendar display
13. Enter your desired Minimum Price Value (in this case, $259)
14. Enter your desired Maximum Price Value, if you want to add one.

*You do not need to enter a maximum price value if you do not want to. In fact, most of our users opt not to enter a maximum price value. Instead, they choose to allow DPGO to get as much money per night as possible.

How Does This Help Me?

According to our data, hosts that adjust their pricing limits on a monthly basis see an average increase in annual revenue of between 10% and 13%. That’s a mammoth increase for very little effort on your part. 

We’ve made it easier than ever to set different price limits for different months. All you need to do is examine your previous year’s booking calendar, identify when you had your highest booking rates, and enter specific minimum price values to ensure that you do not leave money on the table.

The vacation rental industry is all about selling your nights for as high a price as you can get. This is how you turn a profit. It’s also, in turn, why many hosts opt not to enter a maximum price value.  Instead, they allow the DPGO smart pricing engine to win as much money per nightly booking as it possibly can. 

Remember, we base your prices on your competitor’s rates, the global travel economy, local booking surges, events in your area, exchange rates, and more. They are what we call ‘informed rates’, as they come from hard data.

Why are Minimum Price Values Important?

There are a myriad of reasons why setting a minimum price for your vacation rental listing in your dynamic pricing settings is important. Without creating a rigid framework for your pricing, the cost per night value can (and often will) vary noticeably from day to day. Historically, customers do not react well to constantly changing prices.

Staying Economically Viable

Ensuring a minimum price helps hosts cover their costs and make a profit from renting out their property. Hosting on Airbnb involves expenses such as maintenance, cleaning, utilities, and possibly mortgage or rent payments. If the rental price falls below a certain threshold, hosting might become economically unsustainable for the host.

Maintaining Consistent Standards

By setting a minimum price, hosts can attract guests who are willing to pay for a certain level of quality and amenities. If a property is priced too low, it may attract budget-conscious guests who might have lower expectations, potentially leading to negative reviews and a negative impact on the property’s reputation.

Meeting Price Expectations from Returning Guests

A higher minimum price often indicates a certain level of quality and amenities. Guests who are willing to pay more usually have higher expectations in terms of cleanliness, comfort, and overall experience. Setting a minimum price helps ensure that guests who book the property have realistic expectations and are less likely to be disappointed.

Prevents Leaving Money on the Table

Setting a minimum price can help avoid the issue of frequent bookings for short stays. If the property is too cheap, it might attract guests looking for a quick, inexpensive stay, leading to a higher turnover of guests. This can be inconvenient for hosts and may negatively impact the property’s upkeep.

Protecting Long-Term Revenue

By maintaining a minimum price, hosts can protect their potential long-term revenue. Constantly reducing prices to attract guests might lead to a perceived devaluation of the property. On the other hand, a stable and reasonable minimum price can help preserve the property’s value and reputation over time.

Balancing Supply and Demand

Setting a minimum price can also help hosts manage the supply and demand dynamics in their area. During peak seasons or special events, demand for accommodations may surge, and setting a minimum price can help hosts capitalize on this demand and avoid underselling their property.

Why Are Maximum Price Values Less Important?

Maximum prices are arguably the least important out of minimum and maximum price values. This all relates back to the primary goal of a vacation rental host – to make money. All of the pricing engines on the market today have the same aim: to get you as much money per night as they can. Of course, each engine goes about it in a different way, but that is the overall goal. Here’s why maximum prices are often not entered by DPGO users:

Limits Profits

The main reason behind not entering a maximum price value is that hosts want DPGO to win them as much money as they can. Adding a maximum price limits the pricing algorithm and tells it that even if the demand is sky-high and the supply is incredibly low, you are unwilling to accept a higher rate than the one you have stipulated.

Sends Subliminal Messages About Value

If every other available listing for Superbowl Saturday is priced at $1,000 per night and yours is sitting at $400, what do you think this says about the value of your listing? Put in the nicest way possible, guests are likely to worry why your property is so much cheaper and most will avoid booking it altogether. Your determination to provide a fair price for your listing may just be scaring people away and sending the wrong message about the value and quality of your property.

Guests Do Not Track Annual Prices

If one of the reasons that you do not want to input a maximum value is that you worry your returning guests will notice the price increase, you have a few alternative options. Firstly, explain that the global economy is in a bit of a pickle lately and that you’re just keeping your prices in keeping with operating costs. Second, you can always generate special discount codes for your returning guests, if you want to offer them the same rate as last year. From a financial standpoint, this is a bad idea, but the intricacies of your pricing system are your business and the DPGO engine will follow whatever rules you put in place.

For co-hosts, this will now allow dual-controlled property listings to have their prices updated automatically with dynamic prices, driven by the current market demands, spikes in location visits, currency fluctuations, and more. 

Here’s how to reactive your DPGO account and connect it to your co-hosted Airbnb account:

Step One

Log in to your DPGO account via https://www.dpgo.com/app/en/login/ 

Step Two

If you have more than one property on your Airbnb profile, you’ll next need to select the co-hosted property. This will be labeled with the words ‘Not Controlled: Co-Hosting’. 

Step Three

In the Menu Bar at the top of the page, you’ll see a button labeled ‘CONNECT TO AIRBNB’, located next to the listing’s Health Score. 

Step Four

Next, you’ll need to enter your Airbnb credentials. Our connection with Airbnb is encrypted, which means we cannot access your login details and neither can anybody else. We’ve worked exceptionally hard to ensure our connection to Airbnb is safe and secure for our users. 

Step Five

To confirm your identity, Airbnb will send you a verification code which you’ll need to enter so Airbnb to approve your access request. 

Step Six

Your connection is complete! You can now set your prices centrally in DPGO and have them updated on all of your listing calendars. If you’re not sure your account is connected, check the Menu Bar. Instead of ‘CONNECT TO AIRBNB’, it should now say ‘COHOST’.

Why is Dynamic Pricing So Important?

The world is driven by competitive pricing. Yes, it’s true that some people will pay higher prices even when there are cheaper alternatives available, but this usually only occurs when the quality of the product or service is on a higher level. In the tourism industry, quality matters in the end, but when your potential customers only see a few images of your property, your pricing also needs to be on point. 

We’ve developed one of the most advanced pricing engines available on the market today. While we update your pricing, our engine is constantly collecting acation rental data. We examine countless data points, including currency fluctuations, flight prices, local booking interest vs international booking interest, booking surges, competitor pricing, and more. 

When we recommend a price, it’s based not only on data but on your chosen pricing strategy. In your DPGO Performance Dashboard, you’ll be able to access your settings and choose between four pricing strategies: More Aggressive, More Conservative, Recommended, and Custom. 

More Aggressive aims to sell as many nights as possible. More Conservative tries to keep your pricing more consistent and won’t increase or decrease your prices starkly. Recommended is a middle line between More Aggressive and More Conservative, it makes the best of both worlds. The Custom strategy is a blank slate that allows you to personalize every pricing setting from seasonal price changes to weekend pricing.

1.4. We will send you to the iGMS website so we can make this secure connection. Click ‘Allow’ to enable the collaboration between services and the exchange of your data in encrypted dialogue.

1.5. After that, you will automatically return to DPGO. Please wait until the account connection process is complete so we can ensure it is finalized.

1.6. In the Connection Wizard’s last step, you’ll be shown a list of properties pulled from the connected account. Select the properties that you want to optimize with DPGO then select ‘Go to Listings’.

⚠️ Can’t see all the properties? Be sure to check if you’ve enabled the iGMS feature for lost properties.

1.7. Well done, your connection is complete! Your account will now appear in the list of connected accounts on your DPGO interface:

1.8. Don’t forget to enable DPGO as a pricing source in the iGMS property settings so we can push optimized pricing to your calendar.

Option 2. Starting from iGMS

2.1. Log in to your account and then open the settings in any of your iGMS properties.

2.2. If you haven’t integrated any pricing tools yet, enter the Property Editor and go to the Pricing tab. Click on the Integrate button.

If you have integrated a pricing tool before, then in the Pricing tab of the Property Editor click on the three dots across the Dynamic pricing title and select the ‘Connect another tool’ item in the contextual menu.

2.3. In the Dynamic Pricing Tools sidebar, click on the ‘Connect’ link under the DPGO title.

2.4. In the special dialogue, allow DPGO to access and operate with price management settings on iGMS. This includes the sharing of calendar data, suggested prices, minimum stay requirements & availability.

2.5. Next, you will get redirected to the DPGO Welcome Screen. Click on the ‘Connect iGMS Account’ button.

2.6. If you are new to DPGO, then you will be asked to follow a quick registration process to complete the integration.

⚠️ DPGO will automatically create a new account for you. The account will be created with the email address listed in your iGMS account data. You will receive a welcome email with your username and password from DPGO, as well as an email about connecting your first account.

If you already have a DPGO account, log in by clicking on the ‘I already have an account’ link.

Option 2. Starting from iGMS Continued…

2.7. After that, please wait until the account connection process is complete.

2.8. In the Connection Wizard’s last step, you’ll be shown a list of properties from the connected iGMS account.

⚠️ If you don’t see all the properties, check if iGMS Features are enabled for lost properties.

2.9. Well done, your connection is complete! Your iGMS account will now appear in the list of connected accounts:

Here’s how to connect your OnwerRez and DPGO Accounts:

1. Go to the Properties section in OwnerRez and review your properties to make sure that the address, latitude, and longitude are populated for each property.

⚠️ Both the property address and latitude/longitude are required for this integration. We use this information in our pricing algorithms to understand trends and demand fluctuations in the surrounding area. If a property doesn’t have them yet, then go to the Location tab of the properties and populate them before continuing with the connection process.

2. Check the rates and make sure there is at least one rate in OwnerRez.

⚠️ We use the rate from OwnerRez to initially calibrate the algorithm, and at least one rate is required. If you haven’t configured any rates in OwnerRez yet, then go to Settings > Seasonal Rates and add a nightly rate for the property, set for “All Seasons”.

3. Log in to your DPGO account by entering your details and clicking ‘Sign In’.

⚠️ If you don’t already have one, create a new one.

4. Go to the Accounts section and launch the Connection Wizard by clicking on the ‘Connect Account’ button.

⚠️ If you have just registered your DPGO account, this wizard will start automatically for you.

5. Select OwnerRez from the list of available connection channels. Then, press the ‘Select’ button.

6. You will be sent to www.ownerreservations.com to make this secure connection.

7. After authorization, you will automatically return to DPGO. Please wait until the account connection process is complete.

Think of your minimum and maximum price values as your pricing foundations. Without them, there is nothing to base your pricing strategy on. 

Most pricing engines work off three values: base price, minimum price, and maximum price. If hosts elect not to input these values, the pricing engine doesn’t have a structure within which to operate. The consequences of this are that your listing could sell for less than your breakeven point. Or even for a fare so high that your loyal customers are left confused. 

In all honesty, most of our users have chosen to input only a base and a minimum price. They are happy to let our pricing engine get as much money per night as it can in the market environment at the time the listing was booked. Whether you enter a maximum price or not is entirely your decision. Our DPGO pricing engine will work within the limits that you set.

Price Limits Explained

Base Price

A Base Price acts as the true foundation of your pricing strategy. Without a Base Price, you have nothing on which to build your pricing framework. Think of it as a middle ground price, and all of your dynamic prices recommended by your chosen dynamic pricing software provider will revolve around this figure. DPGO offers Base Price recommendations that are based on your property type, location, market health, and more.

Minimum Price

In the simplest of terms, your Minimum Price is the value that you need to charge in order not to lose money in a deal or transaction. In Airbnb terms, your Minimum Price would be your mortgage, plus water and electrical bills, and any other council taxes or charges that your state or county charges. Most hosts inflate this price to ensure that they make money on a booking, and we’d recommend that you do the same!

Maximum Price

If you’re worried about your prices getting too high, you can set a Maximum Price figure. In our experience, most hosts opt not to enter a value for this price, but for those that want to ensure their prices stay within a set range, they can choose a Maximum Price.

Do I Have to Enter All Three Price Values?

No, not at all. If we had to prioritize, we’d say the most important of the three price limits is your Base Price. The next most important would be a Minimum Price and the least important would certainly be a Maximum Price. You can choose to input one or all of these values, but remember that the more detail you give us, the better DPGO can optimize your pricing.

How Can DPGO Help?

Having to approve a booking for less than you think your property is worth is a very fast way to start disliking your dynamic pricing engine. The solution is simple: enter a minimum price. You are less likely to be annoyed that we secured a booking at a high rate than a very low one.

1. Log in to your DPGO account.

⚠️ If you don’t already have one, create a new one. It’s quick and easy!

2. Go to the Accounts section and launch the Connection Wizard by clicking on the ‘Connect Account’ button.

⚠️ If you have just registered your DPGO account, this wizard will start automatically for you.

3. In Step 1, select Hostaway from the list of available connection channels. Then press the ‘Select’ button.

4. Next you’ll need to enter your Hostaway Account ID and API Key. You can see step-by-step instructions on how to find your ID and Key, as well as a link to detailed instructions, on the right side of the connection form. Once you have identified your credentials, enter them into the form and click on the ‘Connect Account’ button.

5. Wait until the account connection process is complete.

6. In the Connection Wizard’s last step, you’ll be shown a list of properties from the connected Hostaway account:

7. Well done, your connection is complete! Your Hostaway account will now appear in the list of connected accounts in your DPGO ‘Accounts’ section:

The imported properties will appear on the ‘Listings’ page:

Option 1. Starting from DPGO

1.1. Log in to your DPGO account.

⚠️ If you don’t already have one, create a new one. It’s quick and easy!

1.2. Go to the Accounts section and launch the Connection Wizard by clicking on the ‘Connect Account’ button.

1.3. In Step 1, select Hostfully from the list of available connection channels. Then press the ‘Select’ button.

1.4. Next you’ll need to enter your Agency UID. You can see step-by-step instructions on how to find your Agency UID, as well as a link to detailed instructions, on the right side of the connection form. Once you have identified your Agency UID, enter it and click on the ‘Connect Account’ button.

1.5. Wait until the account connection process is complete.

1.6. In the Connection Wizard’s last step, you’ll be shown a list of properties from the connected Hostfully account.

⚠️ If you don’t see all the properties, check their availability for DPGO in the Integration Zone section of your Hostfully account. After changing the access settings in your Hostfully account, you will need to go through the account connection procedure again.

1.7. Well done, your connection is complete! Your Hostfully account will now appear in the list of connected accounts:

And the imported properties will appear on the ‘Listings’ page:

Option 2. Starting from Hostfully

2.1. Log in to your Hostfully account.

2.2. Make sure that you have set a ‘Nightly Base Price’ for your properties and that you’ve completed their respective address fields.

2.3. Next, go to the Integration Zone and scroll down to the DPGO section.

2.4. Turn on the toggle switch for DPGO.

⚠️ DPGO will automatically create a new account for you if you don’t already have one. This account will be created with the email address listed in your Hostfully profile. You will receive a welcome email with your username and password from DPGO, as well as an email about connecting your first account.

2.5. Good job! Your Hostfully and DPGO accounts are now synced and ready to boost the profit and occupancy rates of your property listings!
